Compliance Depot

Tony, the name of that company is OPSTechnology. I pay them $10 to be able to send an invoice to get paid. OPSTec and Compliance Depot is one of the best things to come around to weed out the competition with regards to apartments. Not many people want to jump thru the hoops.

Sell out. Union man. ...... :slap:

Services like these are all over, some better than others. I can see how and why the property manages use them, it makes their job easier. Really the Comp Depot has a great model. By offering the service free to the property manager why would they say no? Now they have the people who want the work pay for the service and instead of one payer you have many.

Is it fair? Depends on your point of view. If you get to bid on one property in your area and you don't get the job-definitely not. If you are on the east coast (appears they are strongest there), perhaps because it seems to open doors. The extra paperwork and insurance requirements can be a good thing for the contractor. It separates the pretenders from the real professionals and allows you to charge a more realistic rate plus it puts the customer at ease.

I agree it would be nice if this type of service was not necessary but unfortunately it is. People are naturally lazy, if someone else can do the work for them and for free no less thats great. It is also a money/time saver 'thats one less person I have to hire and watch over'. Maybe some pm's have been scammed in the past that this may be one way they know how to protect themselves and their company.

My competition can have all that work they want.

I'll stick with 45 page applications with no fee like the ones we have to fill out when we work for the state of Nevada Department of Corrections. But I'm just a pretender, what do I know. :)

Tony I understand but just think for $95 if you got $50K, 100K or more worth of work. You're a businessman, you have been for some time. You would come over to the dark side:happydance:and do the happy dance all the way to the bank. We know you love the happy dance

Not only that but how much time is waisted reading and reviewing and signing the 45 pages. If its about an hour of time I think you just lost some money and a lot of Ink. :happydance:

So this company basically verifies that the vendors trying to bid on THEIR projects are ligitimate? They verify insurance and licensing?

Isn't this to weed out the lowballers who sweep in with the low price, no insurance ,no license take the money and run?

This company gets rid of the lowballer, no insurance no lic guys that clog up and lower the bids and we are gonna complain about that for 95 bucks?Really!!

Wow! The friggin gall that that these companies have to want to KNOW that they are hiring legitimate contractors! The must think alot of themselves to not let the little man in.

Kory, Maybe Ron will hire me to check business licenses before you can view the forum. I'll do it for $25 each! Just give me your credit card number and we'll get started right now! :)

BTW, I just gave you another dot - so get off my case! :)
Tony, I gave you a dot for giving Kory a dot, especially since he is not here anymore but his alter ego still post on his behalf!:thud:

Hey Kory :wave3:

Well I got a call last week from the PM that wanted Me to Join and I told them no last summer. Now they want to pay the fee so I will start doing their work again. They must have found out how bad the work around here is LOL so I joined on their Dime not mine last week.

Is this the actual Service your talking about Terry?

Yep thats them Ron, I with held joining last summer. Too Me it was a Shake Down and I was not paying them to do paper work for the Big Companies. The PM that wanted me to join called me last week and wants me to do their work again, so they are going to pay the fees. I just have to summit them a bill and they will reimburse me.

I just did not do enough work to justify being shaken down.

yea thats them Ron, i'm surprised you haven't had to deal with them. Guess they target just residential multi unit PMs
