I agree its dumb and wrong, but sometimes you have to play the dumb a*s game or not, it's up to the contractor. I am doing it for that $8K job I did and pushing for many other complexes, that could turn out to be 10's or hundreds of thousands dollars more worth of work

My marketing can take weeks, months or years to pay off, but it usually pays off sooner or later, if not I change and drop things
Its there rules and if you want to work for some of them, you have to follow their insurance rules. Some of these management companies are more than management companies, look up RIET's they manage, invest, buy and trade on the stock market. They are a lot more than just a management company. its huge business apartment complex investment
I use to never go after apartment complexes, they often want cheap and don't clean regularly, but not all of them, theres contractors out there that work for these guys and make big bucks. But might not be worth it for a one time deal
I just don't like their attitude or their fake 'service'. Look EVERYONE is going to charge that fee back to the property manager - so the PM is going to pay it, and cost savings may be zero or negative. Verifying those things is part of the PM's job description anyway. Go pay this third party or you can't work for us just isn't good business.

Hey, how about an "accounts payable" business where I can pay all their bills for them because if they can't put a tickler in their file to ask for POI every year they are surely too busy to pay your invoices every MONTH!

Jeff, I know you "gotta do what you gotta do" when it comes to stuff like this. I just wish you guys would at least make them pay a BIG premium for it.
We work for a few cities, counties, the state and the federal government and as incompetent as they are they somehow are able to check our background and insurance to their satisfaction and pay our invoices on time.
IF the vendor was only charged upon winning the bid it would be a little more palatable.
The fact is, checking the backgrounds of vendors is the hiring company's job and responsibility. It's a carry over from their slimy practice of making prospective tenants pay for credit checks.
Where is the accountability with a company like this. How long do you think it will be before it makes the news that someone has been paying them big bucks to disqualify competition?
It's a magnet for corruption potential.
