As for residential PM's I still think many of them get some of our stuff. Residential PM's condos/HOA's (not apartment PM's and regional managers) are more local than the commercial side you deal with.

Apartment PM companies are a hard nut to crack. they take care of one property, to get to many you have to go the next level or two up and that's tough, where as resi PM's Condo HOA they manage 3, 5, 10 properties each. The problem nowadays with a majority of them is its all about price and there's so many contractors now that are willing to work for nothing.

Jeff I have been talking to a lot of apartment managers and Regionals. Alot are at 93-94% full how much better does it have to get. The owners are not wanting to spend the money. I haven't came across one dirty community that the PM doesn't want it cleaned. It always comes down to the owner not approving the cleaning. Maybe if occ would go down to 60 or 70 the owners would change their minds and see how valuable a clean community is. As long as the communities are full a lot of the owners just don't wanna spend the money. They would rather do it in house or next year. Next year is my fav excuse...... On the bright side we are finding the one's that do want cleaning........You just have to flip every rock.

I talk to a lot of them too, occupancy rates are good like you say but what they are charging for rents in many have gone down or they are giving specials. You are right they don't want to spend because it hurts their portfolios, apartments complexes are a commodity, an investment to these groups of owners. This has always been like this in the apartment biz, now its just worse. Its a good reason I didn't target them a ton

They are still going to get my marketing material for when its time. Just got to work it
