22,000 sq ft parking garage goes for $500.00 here. That includes walls ceiling columns, and use of detergents.

Man you got to raise your rates.
I have seen those prices for a rinse down and thats it. I have never bid just a rinse down. Its pretty worthless I would think and a waste of $500
The price is crazy and the detergent I am sure is used sparingly if at all. its a shame. I have a couple garages that used to do this now they are paying me 2- 3 X's more and getting a nice job

I could make money at 500.00 if I sold my truck and bought an 85' accord sold my pressure washer and trailer and bought a home depot washer for the trunk of my accord and stop paying all of my insurance. Might have to be the way to go so soon...

22,000 sq ft should go for $3,000 to $4,500 with water reclamation. I know that not all areas in the USA are paying top dollar per sq ft, however I thing that a well informed client is best for everyone concerned.
I recommend going to your Sanitation District and ask about their garage cleaning requirements. I would mention all the class II hazardous waste that you would like to give to them along with all of the different detergents. Explain how other states that you talked to, was VERY concerned about discharge once they realized how many garages cleanings there were in any giving month, and when unchecked, people was using very strong detergents such as Caustic Soda.
That other states REQUIRES you to pay for a permit to be able to clean a Parking Structure to cover the costs of a field Representative to observe the discharge and cleaning procedures of the parking structure.
(You see, caustic soda KILLS EVERYTHING! The one thing that everyone should be aware of is that a Sanitation District uses bacteria to help with the waste. A small amount of Caustic Soda will kill everyone of them. The local Sanitation District would be very upset. And if you let it go into the underground drinking supply or rivers, everything that is biological good and helps the environment will die too.)
Here in California, I asked the EPA about this. They said if I was to use Caustic Soda, they would find me from the trail it would leave in the water. Every organism in the stream would be dead. The water would be free from all life. This would be a very bad thing..... do You Think?

If you use Caustic Soda, you must neutralize it in a separate tank before discharge.
At least that's what the EPA Say's here in California.
Note: Your State may not have the same requirements as the State of California. Please check with your state where you work in. Each state may have different procedures when dealing with discharging Caustic Soda in their water ways, or sewer.
