Put in a bid Friday. Was about 3000 sq ft two story with very steep roof. (with gutters) House has been neglected, with white siding covered top to bottom with green mold. I bid $750 for a roof clean, $350 for house wash, and $50 for optional gutter brightening. Total- $1100.
Got this email this morning:
Hi Josh,
Unfortunately, your prices are significantly higher than another quote
I have through my realtor. *That quote is also for soft washing all roofs and house:
copied directly from that quote is: *roof $495 * *exterior house $280 * REALTOR DISCOUNT 20%
* TOTAL WITH DISC $620
Why such a big difference in price quotes? Would love for you to do the job but ....

I CAN NOT afford to lose this job. Easiest thing would be to match the price, but that's pretty friggin cheap... What should I tell her?

In my opinion it seems the Realtor is just trying to low ball you. If they had received several quotes and obviously they like the $620 offer better why would the Realtor want you to match that bid and not just go with the other company? I understand you do not want to lose the job but I wouldn't let someone else set my prices. If need be offer a 10% discount and you will throw in the gutter brightening for free with house wash

Got a pic of the house? If it's a true 2-story with 3000 s.f., then the roof is only over 1500 s.f. (1500 up and 1500 down) so $495 sounds about right at least around where I work. Also, $280 for a two hour house wash for a 3000 s.f. house also sounds fair. Less than 4 hours work for $620 and I would have my two guys do it in a heartbeat. Afterwards, you have improved your relationship with a realtor and will get more business. I would have to see the house to verify this. Got an address and I will check it out on Google and Bing.

Maybe you are Priced to High? Get us a Photo David knows this type of work. So would Doug and tell you if the reality is that, I have the verbiage you can use to lock it up. I do not share this Openly but for this Case I will tell you JOSH. So when they get this info On the price call me about the call back to her or return Email. I have a Lock down way you can get this.

I never charge extra for exterior gutter cleaning and make sure the customer knows that's included with the house wash while others may charge extra.

I don't know how you presented the bid Josh but you've got to make sure that you show the "Value" of your Price.

The 20% Realtor discount sounds very fishy.......From my understanding this is a big no no in the Realty world.

After seeing the house, I would match the $620 price if that what it would take to get it. The roof cleaning will provide a great before and after for your website. You will be able to walk the roof on the left side of the house as the right side is too steep. Increase your Roof Snot by a third to add more cling to the steep roof. Also, if part of the house is really bad, weaken the little bit you have left of your roof mix and spray it directly on the bad parts on the siding before rolling up the roof hose. Then start normal downstreamed house wash.

The other "bidder" could have some sort of volume deal with the Realtor. Do what you have to do to feed your family. As you build up your reputation, slowly raise your rates to where you want them.

Companies with 2 or more guys can get the job done in less than half the time a solo guy can, which means they can get more jobs done in the same amount of time.

Had a lady turn me down for a fairly large job last week which I quoted 850. She said she could get it done for 250. I thanked her for her time and walked away.

This is your response:

Customer Name,

Hello again. Thank you for your response. Our pricing, on occasions, is higher than the average cleaning company in our area because we go above and beyond your typical cleaning services. We pay attention to detail and focus our efforts on quality service and customer satisfaction. Thank you for informing me that our pricing was above your budget and you received lower bids. I do not do this often, but I will honor a price match for this cleaning of $620 to earn your business and establish a long lasting relationship with you as a customer. How does that sound? Everyone loves a discount!

Let me know what dates and times work best for you so I can put you on my schedule. Again, thank you for this opportunity and I look forward to cleaning your home!

Thanks,

Something like that. I don't see why you don't match it. Especially in your situation. I would match it. Hope I helped, good luck!

Red is right about 2 or more guys. After I bought my second PW and found a good employee, revenue soared as I completed job in half the time. I also didn't lose jobs by getting too backed up like in prior years. I now have two guys doing the work and I just provide guidance and make sure everything goes efficiently while trying to sell a job or two to the neighbors.

Josh your to high guessing on square footage doesn't cut it either.Dont try to make it all on one job.If you start this trend of pricing high an dropping down when you are called out you look like you were to high to start with.Get all the numbers down an set a fair price and don't negotiate you are starting a trend with this.

Got the job! Thanks for the help guys.

How about cleaning this giant tile roof? I need to put in another estimate. Don't want to do this one for $500 lol

Looks like I lost the bid on that giant tile roof. Winning bid came in at $795 while I bid $1000.

I did not realize I was so overpriced!

Damn, that's less than Florida rates ... ready to move back?

Lol. And SH is $3.50 a gallon! But at least the house washing prices are somewhat better than they were in Florida. Not buy as much as I thought they would be though honestly. Also, there are a lot of vinyl houses out here which are a lot nicer to wash then the stucco that I was mostly dealing with in Florida. My competition for roof cleaning is mostly just one guy. He seems to have all of the roof cleaning work in the city. Russ says he orders roof snot by the barrel full. If I could just convince him to raise his prices a little bit we both could be making money.

Here's to learning the ropes! You are not by yourself... Another reason I'm thankful for this site!
