Those are invites to allow him to help with there budgets.

He will follow up with Email of phone call of both. We would actually visit them and personally give the invite after they are qualified.

Nothing wrong the way DJ does this , we did for many years before we built a clientele and data base.

The letter we send are similar I'm sure. Just everyone has there own way of doing this. Using the invite envelopes are great too, I would have twisted it with something special inside of each one. Maybe the First twenty to respond we buy the entire office catered lunch. Or maybe we just offer it if they call and request.

RIght now we are catering five or six lunches a week between us. I actually went to two the other day back to back.

Since most of these people are women we give American express 100.00 & 50.00 gift cards to one person while we are there. Of course they have to give us there list and one property they have been having trouble with in order to get into the drawing. When we announce this people come from the back that we didn't even know where there. LOL

Some just make it easier than others, if DJ doesn't do anything he will never figure it out.

I was him 20 years ago and I thought I knew everything. Over the years of failures and success is how we got to a program that doesn't need a gun.

Henry yes, Donald just used BK as a strategy. He intended to fail if you could have been on the inside. Amf filed BK on me three times in 27 years.

I agree it's like your kids, they will have to go thru the trials to believe you.

I just had a conversation with Ron the other day. I called him for advise and I was even going to ask him to go with me on something. He actually gave me the advise not to do it and it all made sense. He even mentioned how if I wanted to do it, research it first in depth to see if even the right kind of customer was going to be there

You got to figure what works, it helps sometimes to ask those who have been there or even just to bounce it off someone first.

I like a lot of DJ's stuff, but I also would mix it with some plain stuff. I have seen Rons post cards, simple, plain kind of stuff, not glossy, colored paper and black print. Simple also catches the customers eyes

Now if I could just walk through anyones door, I would really be the Condo King. I'm waiting for Ron to retire then I'm going to hire him for a little while. Get him a ocean front condo, some Crystals, a JL Polo and some $$$ and let him loose:clapping:

Qualifying the customer is the most important thing in any campaign.

I think that will make a huge change in just about anyone's business, I would like to do the same thing once I have a lot of money saved up.

I love the gift card drawing idea. We'll definitely do that. I like the invitation idea too. Were trying a twist on that for a few people that I just cant get to in person or on the phone.
