Average time to wash...

Are we talking Initial cleaning?
mine are about 15k sf roughly the areas you mentioned.
I did one for a demo and it took me about 4hrs total 2 guys,8gpm ,big guy SC, helper rinsing @ 4.8gpm, bowth on gum duty. chems all over crete. about 30 gums in a 4x4 area along all the drive tru and front 5 parking areas. this was an initial cleaning and it was dirty. is this to long?

How long on average would you guys expect to take to wash a typical stand alone fast food location on a monthly contract (wendy's, mcdonald's' kfc, etc.) - all sidewalks, drivethru and dumpster pad with grease/oil treatment and gum removal.

Water supply is good, 5.5gpm/3500psi hot machine. Just looking for what timescale you guys would expect to have it completed by yourselves or by an employee.

I say between 60 and 90 mins from setup to breakdown.

What about you guys??


Average Fast food 30 day service 1.25 to 1.75

Family place 30 day 45 mins 1.25

Grocery store 45 minutes on 30 day

Drug Store walks 30 minutes

Average production time 88 to 120 and hour depending on logistics.

I only run one man Crews.... if they run below on average 19,500 a month in gross I'm upset.

If your washing the following areas sidewalks, drive-thru (start to finish of paint not just from ordering window to pickup window) and the dumpster area your looking at running around to get one completed with 8gpm, a extremely hot degreaser, and 28" surface cleaner. I pasted a pic of one thats on 15 day service. This store takes around 1hr and 15 minutes to do the areas listed above.

with a scope as listed above you can expect a good man to get 5 done with 8gpm in 8hrs and with 5.5 we were only getting 4 finishing about 5:30 am and starting at 10:00pm


Chris, average what point to what point is concrete on that drive thru? i could not tell. do you do any asphalt cleaning with the sc there?

no asphalt at that store. That store the drive-thru starts at the front of the building and runs to the opposite side of the building. The front of the store is a patio that we clean as well and there is a 3ft wide sidewalk in the back as well. The dumpster area is rather large too. The real difference in our cleanings is 5.5gpm back to the 8gpm for one man rigs.

90% of our fast food lots are entirely compromised of concrete (not cement if talking to Jim, just plain concrete) LOL

Please detail what is done at a cleaning, if is different for each of the listed time period above let us know. you sad that you use 5.5 gpm, for the initial clean would you send 2 guys, 2 machines?

example: every 7 days

flat surfaces only (rust removal included?),

gum removal,

drive curbs horizontal portion? (or chemical treatment entire curb drive thru at 7 days? or no wand on curbs whatsoever at 7 days, curbs less frequent?)

rinsing walks is how far out?, just pass the length of the parking stalls (15 feet)?

then squeegee any over spray on doors and windows?

dumpster walls only? Inside and out? or flat only inside around dumpster and entire pad

You are Done



Is there a difference for 30day , 90 day?

How about the canopy, extra or rinse included after the initial clean and included in price at service or al-la-cart?

Graffiti, how do you handle that?

My fast food locations range from about an hour and 15 min., to about 2.5-3 hours depending on size. I do all sidewalks, drive thru, dumpster pad, and all curbing attached to store sidewalks. I know i'm partly slower because I still use a pump sprayer for chems (going to start downstreaming in a couple weeks). Initials generally took around 3- 5 hours or so (lots of gum/grease).

Hey Steven when we do ours set up time and work with two guys it takes about 45min to 1hour. Once you get the first clean done its a breeze it goes fast.
