6 story hotel bid any advice

owner
one of my very few residential customers is the GM of two hotels and has asked me to give him a bid to clean the exterior(stucco) and sidewalks.

any ideas on how to approach this?

I'm thinking the standard for the sidewalks @ .5 cents but don't have any idea about the stucco? will i add the cost of man lift in estimate or just add it in the total price?
 
thanks dustin will check . have million dollar coverage? it was the most Joseph d Walters offers? thought that was going rate for comercial concrete?

What Dustins talking about is insurance is only good for projects that are 3 floors or less, some is 4 floors.

Stuuco I figure all large projects by time & material, rarely by sq footage. I figure in lift often, but on a job that may only take a day or two I'd write up that property is responsible for all lift charges , but be carefull if its calling for bad weather you could get slammed with renting longer and eat all your profits & more.

IThe way I do things might not be the best way for estimating, but I just look at a job and look for every little thing, You'll need at least a 60 ft lift and maybe a 80 ft lift if there are things like out buildings or trees, landscaping that wont allow you to get close. You have to know what your cleaning off the surfaces, is it just basic mold & mildew, is there rust coming from ac units or window frames, quite often you'll need Oxalic if there is or another restoration cleaner. Are the gutters streaked and will you be required to remove those streaks( quite often I'll charge extra, because that can be time consuming & a PITA, I quite often dont get the streaks, regular wash will usually reduce stains enough)
On Stucco run off from roofs or near roof lines the mold black doesnt always easily come off. DONT PROMISE THE WORLD, leave a line in your proposal /contract that you will remove or reduce stains. You never know some stains dont come off
Do you have to go on individual balconies to clean, can be PITA
Like I said I look at everything and I take it all in and figure alright me and another guy can do this in 1 1/2 -2 days I'd want $3000 not counting lift, if its mold & mildew clean. Theres a lot to figure especially if you never have done this type I work, I screwed mtself more than once in the beginning, but I also have done very well on these types of jobs

Dont let it bother you its just a big house wash, just try to factor everything

Does anybody do jobs like this by sq ft price?

Concrete sidewalks I might bump your price up a little.

Insurance you may not be able to upgrade, some would just do the job

"just a big house" exactly what i told my partner when he started worrying.

yea priced lift rentals thinking 80' would cover it. $750 a day $2000 a week $55 delivery. sound about right?
i have been manlift certified about half a dozen times so i have no fear of the operational aspect of this.

what kinda area do you barricade off? or any other safety precautions that you take?

how do you estimate the amount of chems used per job? an average house (2000 sq. ft.)takes around 5 or so gallons. just multiply times size of building?
 
are you sure its stucco ???? probably drivit ....if so use extreme care and limit your dwell time on chems also see what kind of window frames they have if they are aluminum be xtra careful because they dont go well with sodium hypoclorite

no not sure yet. yea it prolly is dryvit.read on some older threads about knocking on it to see if its hollow? did not truly understand. how do you determine?

as for as chems go Ive read that OXALIC acid, basic house wash mix (SH+ DETERGINT), a product called "super wash" and something from Rowlet are all effective? what do you use?

yea you got a sunbelt rental over there. who pays the 12% insurance you or the cust.? i'm gonna check it out in a minute. no won't mix the acid thanks for the heads up.
 
If the building is DryVit there will be breaks in the exterior. Unless its brand new they almost always have some damage because the surface can be broken easily. If you see a hole or break with foam behind it, it is DryVit. Keep your PSI no higher than 600 if you're close to the surface. Do a search on DryVit and check out their website for cleaning tips. I beleive they recommend a Prosoco cleaner.

yea 600 psi max, no warm are hot water, only apply chems with low pressure 30-50- psi, Efflorescence stains to be removed with an extremely weak acid solution and umm that's that.. oh yea wash from bottom up to avoid streaking..

with the roof cleaning rig i could spray chems. rinse with my lil cold water unit. might take forever at 3.5 gpm?

maybe purchase/rent another unit?


i guess the the one of three company's that sell the chems will inform me how much i need for these two hotels?

any ideas from previous jobs fellas?

Call me at the house 8165696692, my brothers in columbia s.c. I'd touch that with a 25 foot pole.to cold in kc to do any thing but travel
 
OK here's the rough measurement's.
3 story hotel = approx. 600,000 sq.ft.
and approx. 5183 sq.ft of concrete. not that dirty.


6 story hotel approx. 900,000 sq. ft.
approx. 8600 sq. ft. of concrete a good bit of it is pavers and aggregate.
hey Jeff i have roughly 50 pics of both property's heres a few let me know what else you would like to see.

whoever poured this concrete needs to be brought at back and taken out of his misery...

I'm thinking i could get away with using my 24' telescoping wand and the x-jet on the three story its not that dirty?
