how do you calculate time and materials without taking measurement's? no the cost for the man lift will definitely have to be covered by customer.
can you let us know a Lil about whats involved with such a project?
what size machine?

IThe way I do things might not be the best way for estimating, but I just look at a job and look for every little thing, You'll need at least a 60 ft lift and maybe a 80 ft lift if there are things like out buildings or trees, landscaping that wont allow you to get close. You have to know what your cleaning off the surfaces, is it just basic mold & mildew, is there rust coming from ac units or window frames, quite often you'll need Oxalic if there is or another restoration cleaner. Are the gutters streaked and will you be required to remove those streaks( quite often I'll charge extra, because that can be time consuming & a PITA, I quite often dont get the streaks, regular wash will usually reduce stains enough)
On Stucco run off from roofs or near roof lines the mold black doesnt always easily come off. DONT PROMISE THE WORLD, leave a line in your proposal /contract that you will remove or
reduce stains. You never know some stains dont come off
Do you have to go on individual balconies to clean, can be PITA
Like I said I look at everything and I take it all in and figure alright me and another guy can do this in 1 1/2 -2 days I'd want $3000 not counting lift, if its mold & mildew clean. Theres a lot to figure especially if you never have done this type I work, I screwed mtself more than once in the beginning, but I also have done very well on these types of jobs
Dont let it bother you its just a big house wash, just try to factor everything

Concrete sidewalks I might bump your price up a little.
Insurance you may not be able to upgrade, some would just do the job
