Pressure Wash Or Softwash?

I think that washing houses and roofs with the 12 volt pumps will just burn them up quicker and cause more and more people to cry and complain that they did not get a long time out of their pumps since we all use them for purposes that they are not designed for, especially not for the chemicals most of us run through them.

I think that most of us use pressure washers with the right nozzles for soft washing houses since it is not much wear and tear on the pressure washers and does give a little more pressure to reach up high to knock down wasp nest, bird nests, dirt dauber nests, etc.... where a 12 volt pump will not give you the height and pressure to do that and sometimes those nests are higher than you can reach with the long 24' extension poles to reach without climbing up on ladders.

I think that the 12 volt pump "for all roof and house washing" is not only stupid but also a reason to wear out those pumps faster when not needed and for the idiots out there that are promoting that the 12 volt pump is the only way to soft wash houses, roofs and buildings, they probably not have had proper training or taught how to use different nozzles, adjust the unloader or taught about different hoses so they know there are other ways to soft wash.

It would be interesting to see some of those morons talking to a homeowner how you can only softwash with a 12 volt pump and someone go and show them how you can clean properly with a pressure washer by reducing the pressure and let the homeowner see how they were not only lying to the homeowner but they did not know much about other methods of cleaning and how they are trying to mislead and mis-inform people out there to try to make themselves look good, amazing how this could backfire in their face and make them look more stupid than they do now.
 
Well, Chris- if the 12v pump is bolted on to a $4000 aluminum ladder rack on the back of a Home Depot rental truck your argument is invalid because you don't wear a cool hat, you high pressure maniac.

12v pumps are awesome for roof cleaning. Unfortunately, they just are not all that great for houses and buildings - largely because they don't have much rinsing capability. Dirt dobbers nest on the 2nd floor? Forget about it. You don't have to have all that much pressure, but you need to have the flow, to remove problems like the dirt dobbers nest or spider webs.

Using the customer's garden hose to rinse is a joke, too.

Try as you may, you just can't clean surfaces like this with a 12V pump ONLY and a garden hose. I have tried. You can however clean it down streaming your mix and then light low pressure rinse like we did yesterday. We cleaned this Bank Building yesterday in 3 hours, using one 5 gallon container of mix, I can't imagine how long it would have taken using a 12V pump only or air assisted pump only.

I downstream and use the proper nozzles if I want a low pressure rinse.... just my 2 cents. Down stream everything except a strong acid... .that goes in a 12 pump or pump sprayer

I just looked at the pic in this post. I was there when they cleaned that building and that is a pic of a wall not treated yet. I also heard that these pix were used in your class. Here are some pix from that project showing how great the walls came clean and how soft washing over pressure washing saved this building from being damaged. The building is Dryvit.

BTW we were told by the hotel management group that several people approached them defaming the name of the contractor that did this job spouting about how they would do it differently, how the current contractor was wrong etc. They said it was so classless that they black listed each of those classless pressure washing companies and their entire company will not do business with them.

The contractor that soft washed this hotel has gone on to be asked to propose several other properties and have been awarded or will be awarded several more.

On the other hand, here's a picture of a building that was "bleached" with a roof cleaning pump. (12v or air pump, I am not sure)

I met with AC a few weeks ago in Franklin Tennessee and participated in a demo. What I witnessed was a chemical washing of a house. The end result was acceptable to me. The house was clean and I do not feel like there was any active chlorine or chemical left on the house upon completion. AC has many things he can teach, but like everyone else he could always learn more. I believe AC constantly pursues new information on a regular basis and he listens to peoples concerns. He didn't have any snake oil that I could find.

Actually, I have had great success using my 12V pump on that type of surface, and is sometimes my preferred method, especially if it's real dirty. I have found on many occasion that using my roof pump set up on exteriors like that actually cleans faster AND better than down streaming. Just all depends on the specific job for me. I never like to eliminate one method of cleaning over another.

AC..... are you willing to fall on your sword about when that picture was taken of the Marriott? I have proof of when that picture was taken. Black listed? My girl friend's first cousin is the CEO of Marriott... Should she make a call to her cuz and see what he says about the black listed thing you are talking about?


I'll be working on gathering the dates when you said you were finished with the Marriott and the date when you told me in Tampa that the contractor that cleaned this building was on a well deserved vacation in Gatlinburg after cleaning that motel. I will publish the picture with the properties that will tell you the camera used, lens on the camera, zoom length, exposure setting, time of day taken and date taken.

Do you still want to say that picture was taken of a wall not treated yet? Tina will be calling her dear old first cousin this weekend.... do you still want to make that black listed accusation?
