Systems Approach to Property Management

The Systems Approach to management is very relevant in a Commercial Property and Asset Management setting, as it is dependent on many variables, both internal and external. One (of the many) aspects of this industry is the management of service providers and vendors in relation to exterior cleaning services and property maintenance.

In terms of variables, the property manager has to work to maximize occupancy rates, which will in turn help to increase their Common Area Maintenance (CAM) budget. This important variable allows the delivery of a comprehensive maintenance program, with some valuable property and tenant benefits:

- Reduced property exterior maintenance issues.
- Clean property more attractive to prospective tenants.
- Well maintained property may attract more traffic.
- Combination of maintenance and higher traffic may be more likely to attract big-box retailers.
- Combination of high quality tenants and high traffic can help push rental income higher.
- Higher return for property investors and owners.
- Property is clean and safe for customers, tenants and property users.

The Systems Approach

*** INPUT ----- CONVERSION ----- OUTPUT ***

With a budget in place (input), a program of maintenance has to be designed to use this funding in the most effective way possible (conversion process), and finally this program is executed on property (output).

Essentially, there has to be an element of control on the part of the Property Manager. This control allows a review of success, failure and adherence to the scope of work, which in turn ensures that work is completed in an effective and timely manner.

Where CleanFast USA excels...

At CleanFast USA we have an understanding of the issues facing asset managers, property manager and property owners through good and bad economic times. We work with our clients to ensure that they receive the commercial exterior cleaning services they need, in a manner that is sensitive to their budgetary concerns.

At the INPUT stage, we work closely with our clients to understand their needs and resource limitations.

At the CONVERSION stage, we design an exterior cleaning maintenance program tailored to their situation. As always, we provide a comprehensive service that addresses the key concept of optimizing the investment (in us and in the property).

At the OUTPUT stage, we deliver a service that will ultimately bring financial benefits to our commercial clients.

We ensure that our client (property manager) has control by providing thorough feedback on each job. In addition to a project review, we also report any on-site issues related to property appearance, safety, security and underlying maintenance issues.

Our approach compliments the professional property manager.
