Window Washing

Do any of you offer Window Washing? The two new shopping centers I picked up want me to do window washing and a bunch of other things for them because they are from the Sac area of Calif. I have never done window washing so I really don't know what to charge for doing it. I have watched a few video's on washing on the internet, but wonder if anybody here could give advice on this type of work. It looks like I will be picking up a lot of different work from this Managment Company in the maintenance field.

Any Help guys would be appreciated in the windows washing area.

Let me take some pics for you and I will get the dimensions in the morning when we go in to clean this center, I really don't know what kind of glass it is but let me look it over. I have never had to do windows before i have tried to Sweep and Wash so it's all new to me.

Window cleaning is easy to learn, but takes much more time to get good at it.

Get some good tools -
1. several length squeegee's 8", 14", 18"
2. a good quality strip washer that will hold a lot of water
3. bucket
4. bucket on a belt attachment to hold your washer and squeegee
5. A general purpose tool belt to hold your other stuff and rags
6. 5" razor scraper - read up on tempered glass defects before using this.

Just start doing it, search the net, read books, watch videos, email or PM me if you have any questions.
 
Terry, check the links that Chris posted and get a waiver signed, to release you of any responsibility if scratches occur on the glass while you cleaning them or if they're already scratched they are not blamed on you.

I'll look if I have an copy on hand to send you, if is not an editable copy you can copy and replace with your company info.

There are others still to show up with more experience than myself.

I have a tempered glass waiver in a Microsoft Word document that can be edited. Let me know if anyone needs one.
 
We don't use scrapers on most maintenance accts. Especially commercial. Your windows are commercial right? You can usually get away with just scrubbing them with the strip washer. If your doing it every month or two weeks, all you really have to do is get the window wet, then squeegee. No scrubbing really needed.

Charge by the pane. Try pricing it anywhere between $1-3/pane per side for commercial. Price according to how often your cleaning. Don't worry if you don't make a high hourly price right off the bat, you will make more as you get faster. Expect to double or triple your initial speed. Maybe more.
 
Thanks for the info, yes it is store fronts, I will post you guys some pics after I take them in the morning. But I don't know how offten right now they want them washed but I will find out.That pricing info is just what I needed to start off with too.
 
Oh yeah those are easy! That's a great place to learn window cleaning. Get yourself a small step ladder for the top ones. You could use a pole too, but it's a little harder to get good quality control.

You could charge $2/pane for exterior only and make some money. Even $1/pane could be profitable. They probably just want outside, inside is a pain in the butt anyway and not really worth it.
 
Thanks Guys, I think it is only outside windows, but they are giving me master keys for the whole center so I really don't know as of yet. They want it every few months from the way she talked but I will find out more here soon I'm sure.

They asked me to do a lot of things around there to help them out and most of it should be real easy but I may have to sub some of it out I'm getting way to busy to do it all myself right now. I will figure it out at a 1 dollar a pane and see what it works out too and maybe go up if need be.

What kind or should I say size squeegee should I get or how many in different sizes? I need lots of practice LOL
 
Well you know more then at this point :D I'm going to count how many panes there are in the morning when I'm out there cleaning the center they do vary a little some spaces have a few more windows, Who knows maybe I can make a few extra bucks.
 
Being mostly residential and charging not less than $6 per window outside only, that's what is driving me crazy about storefront work, but if you work volume you'll make money for sure. For you it will be an addon and will make you money too besides that make you look good in front of the PM.

You'll find that you can do commercial windows rediculously faster than residential. Just look at how easy all those panes are to access and there is nothing in your way! They are often much more regular than residential as well.

Get squeegees with a quick release channel so that you can change your rubbers easier (bring on the rubber jokes). You should have an 18, 14, and 8 inch.
