Nothing is going to guarantee to keep concrete clean for 5-7 years (except a monthly maintenance contract!). A sealer will keep it much cleaner for a year or more. Sealers also keep mold and mildew from growing into the concrete and damaging it. A sealer will also allow the surface to be maintained much easier.

Here we are dealing with a lot of salt. Salt is very damaging to concrete. A good sealer keeps the corrosion out.

Great discussion... I have always assumed most guys on here sealed too. Less than 5% of the concrete we clean goes WITHOUT sealing. We work closely with our seal suppliers for aggregate, broom, stamped, etc. Even indoors...

It makes "cents" ($$$) to seal! Go ahead and put a 1.25 multiplier on the project. And as Al said, sealers do not last forever - you have to re-apply every 2 years. But it prevents the concrete from chipping, cracking, etc.

Good for you on getting that many sealing jobs. We're working toward sealing everything we clean as well. I think it's all about selling the protective treatment first and the cleaning as the prep work.

Chris,

Let me know if you get into some sealing and have a couple questions... I visit our supplier's manufacturing facility regulary to stay up to speed and has helped to simply extend our services in other applications.

Some types work better than other on different forms of concrete as well. We have crazy fluctations in weather in KY that may make it more common here than in Hawaii. But it definitely adds visual appeal as well. Good luck to you

Hi Paul here.
I'm new to this site, and like to put in my two cent's on sealing concrete.
I have been cleaning and sealing concrete for the past three years, with some very good results.
Ask youself why is it that the concrete in europe last untill this day, there is concrete in Athens that the Romans poured millenia's ago,so why is it that most of the concrete in this country is falling apart?
Well for one,the Romans poured concrete and flooded the concrete with water, and let it cure.
I live in florida and here they poor concrete in full sun ,in mid summer, and do nothing.
Still wondering why concrete fails in this country?
For one have you done a reading lately on how much chlorine is in our drinking water, wat do you think this does to the concrete?
We have all seen after pressure cleaning that we end up with a bunch of sand at the end of the drive way,ad to this acid rain and numeros caustic chemicals we like to use,wat do we end up with?
A drive way that's like a sponge,so good luck trying to keep it clean, and free of mold and mildew.
Anyone see my point ?

Without getting into too much detail about the concrete that the "Romans poured in Athens", I will say two things:
1. The Romans added pozzolona, which is a volcanic dust by-product found in Italy. Very strong, but didn't look too good.
2. I think the Greeks hung out in Athens, not the Romans, right?
