What works as an inhibitor?

I have not seen a preventative, application, or anything else that you can apply to the surface to keep the surface free of mold, mildew or algae beyond the typical clean time. There is always something new coming out that claims things but so far nothing has been found to not only stay on the surface with typical rain and wind but keep the mold, mildew and algae away.

Its like mold/mildew resistant paint additives that are on the market

In small areas that have "mild" issues it may combat it temperarily

In most cases doesn't work- at least from what ive seen


I have had homeowners use the best Sherwin Williams paint that had all kinds of additives, some that cost over $100 per gallon added to the paint to keep mold, mildew and algae off of the surface but down here on the Gulf of Mexico, it does not work. The paint rep tries to blame the painter for bad application or surface prep or whatever they can think of to get out of it.

The Mold, Mildew and Algae keeps coming back because of the climate, Texas heat, morning dew, lack of sunlight on parts of surfaces, etc..... not much you can do about it, just keep on cleaning it.

Chris- a few years back we painted a house that had an overhang in a very shady area which had mold & mildew on it.

Following a good prep, We painted the area with an additive which although I was very skeptical of tried as the client was willing to pay for my upcost.

Lo and behold it held for a few months only to come back

Mold/ mildew/algae are powerful growth spores...more of a gimmick
