what to charge

hey guys, i got a deck that is 16 x 22 (350) sq ft. it needs to be stripped brightened cleaned and restained. how much a sq ft do u guys normally charge for this type of job? there are a ton of railings that also need to be done. im going to try and figure out how to upload the pics....
 
 
if anyone has instructions as to how to upload pictures besides the instructions they give you in the FAQ it woulod be appreciated.
 
A simple strip, brighten, stain is 2.20 a sq ft.

Everyone has a different way to measure railings. I take the total linear foot of the railing and times it by 2 for the sq ft of railings.
