What do you charge per Sq Ft on a deck job, typically?

Charlie, yes. Height and landscaping can add 20%.

Most decks usually come out to about $4 per s/f if I were to measure floor alone. I didn't raise deck prices this year because our efficiency has gone way up. I need to stay at about a 50% close ratio to keep busy 4-6 weeks out. I'm still double and triple what some guys around here charge. The other day I was told that I was very reasonable compared to two other bids. The pricing up here is all over the place.

Would your rates differ if you were removing gray wood opposed to removing behr stain? Would you charge less than $2.00 sq/ft if you were just doing a light cleaning?
 
Matthew, no in most cases because the process is still apply chemical, brighten, sand, stain. There is a definite upcharge for in-tact acrylics. Take a look at this acrylic beast we are working on now:

Are the Rates still up?

I'm on the same basic price level for the deck itself as two years ago but I've learned to factor in more of the PITA factors and increase for those. Lots of plants, ladder work, garden underneath, difficult access, etc

If two decks were the same size I used to charge the same price irregardless if one was in the middle of a field and the other was off the side of a cliff...not anymore.

Pretty good...graduated college in May so we been full time since then. Good year for wood...hopefully next year even better
 
For the easiest breakdown of my pricing.
$2 per s/f of floor +
$7 per L.F of rail +
$2.50 per s/f of add-ons like benches, planter boxes, steps.

Price includes strip, pH balance, defur, sand handrails, seal and all materials inclusive.

2012 has been a great year for wood. 6 trucks rolling and sales are incredibly strong this year. People are spending = always a good thing :)
 
It has rained most of May and June is starting nasty. Concentrating on washing other stuff.$1.50 to $5.00 thats cleaning to stripping.Specialty stripping of garage doors$10.00 or more.
 
For me there is a huge difference in pricing. A 20 x 30 ground deck will be a lot cheaper than a 20 x 30 multi level off the ground 12 feet. I DSCF1440.jpgI am not cheap, I can charge 3k and up for a house strip, ( 2500 for the house in the picture ) 1500 for a house wash 3k to 5k for a deck strip and re stain and 10k to 12k for a house strip and re stain. Thats everything included, stain , supplies, labor etc. but my contracts always stay open for add ons and Things that come up that are not my fault.

Quick question I was asked to bid on a community and it has sidewalks and curbing that is 1.8 miles each. What is a good price per square feet that i can charge for that. Also they want algecide sprayed to maintain clean.
