We Have finished this garage..Starting another parking garage cleaning next week,

Hey guys, we have finished this parking garage in three days. We had sooooo many politics going on here. Not use to that part of the cleaning. Here are some photo’s of the cleaning.

We include cleaning of the pipes, walls and ceilings…. And when I say the pipes…. I mean…ALL the pipes. Take a look at these.

The first photo is of a car that did not move during the cleaning. It is a good before and after. We did rinse the area and waited for it to completely dry BEFORE taking the photo.

How we cleaned them is with the pressure washer on extreme heat, then we hand wiped them. YES, HAND WIPE

In this garage, we set off three smoke detectors. This is not uncommon with us and our client was well informed and prepared.

The floors could have been done in a day, however with the walls and pipes... that’s what took the extra two days.
 
Are the walls and pipes included in your .24c per square foot pricing (I know you also said this one got a discount)? Or are they extra?
 
Also is that 8 hour, 12 hour or 24 hour days w/ multiple crews working shift work?
 
Jim, those are air ducts up there too. Why didn't you get the filter service too while you were there? :D

There were 6 floors on this one. ( Really 1 floor per 1/2 level )

We had two men working on nothing but pipes. We included the pipes on this one. We did this for the senior citizens. The problem was when I found out that these were the super elite seniors. Meaning....The cheapest condo was 200k, the most expensive was 5 mil. with dues for the cheap condo at 5k per month and when the person past on, the condo go back to the management to sell and not the family. Unfortunately we found this out after the contract was signed. We gave them a great deal that was for senior citizens who may be on a fixed income.

We spent 19 hours the first day, then 9-10 hrs the next day and 6 to 7 hours on the last day. All work was similar each day.... well the first day had more pipes and the walls was 20+ ft high, but the sq footage was the same as the lower floors.

This is important to know. Each garage has a learning curve. Once we understand the way the garage wants to be cleaned, our performance improves greatly. We never tell the garage how we are going to clean it, we ask the garage how she wants to be cleaned.

Trust me....That saves allot of headaches.

When dealing with her just remember this...

When she's right.... she's right,

and when she's wrong......

SHE'S STILL RIGHT!!!

Roof was 28 stories high.
 
No, seriously, each garage has its own idiosyncrasies. If you do a garage, the first day, and maybe as long as 3 days, there will be the learning curve. I don't know how many times I was expecting the water to go to a marked drain which was only 10 ft from the cleaning area. Instead it went across the floor dripped down to the level below and towards the elevators or better yet, towards another drain that was unprotected because to was so far away from the cleaning area. ( Just for the record, we contained it before it went to that unprotected drain. No water went into the storm drain.)

Cleaning a garage is not a slam dunk unless you have done that particular garage several times before, and even then, could be a nightmare. That’s why it is important to work with the garage and not butt up against it. Life is good if you work with the garage. This is the time to be humble.

No... we will rinse the pipes down and walls, but in this case, the pipes was next to some 480 volt casing. The grey rectangle casing could not get wet. We had to do this one by hand. Because of this, I misquoted the pipe section by 102 dollars. Yes I paid them 102 dollars just to do their pipes. For this job, the quote should of been $45,ooo or more without the discounts.

Fool me once, shame on you, fool me twice....I should find another job.
 
I do not give our discounted pricing out. Again, I thought this was for senior citizens on a fixed income so I wanted to help my elders. If I knew that they were the elite of seniors.... the well well off seniors, I would of increased the bid.
