Washing Equip?

Hello all,

So far my building washing has been on low wall banks. My telescoping wand took a crap. I've been reading a lot about building washing and cant decide. I have 3 50k sq.ft. buildings I have to do this weekend.

Downstreaming with a ball valve or gun and various nozzles(i've downsteamed with the reg soap nozzle), M-jet, or another telescoping wand(ima have to purchase this sooner or later for paint prep)

Forget to ask...which would you guys think is best to purchase? Most convienient?
 
Open guns are easier on the hands when you usually have the trigger pulled for long periods of time. It can be dangerous thing though if you ever drop the gun and it is on. I have dropped open guns before and been hit by the wand and had my leg cut with the spray nozzle when it whipped around. Thats why I prefer an easy squeeze trigger gun, turns off when you drop it and your hand doesn't fatigue as fast..

I would downstream and use a long range nozzle for soaping like Russ said a 0060 will give you good draw and distance.
