O.K. let me get this straight....
You guys will look up a property on google maps and write up an estimate to clean it and send it to the company? Or do you call and get permission to do that first? I could do that all day.
Im a resi guy and new to the commercial side of things.
What exactly is a GLA?
Thanks for any input.
Like Nick said GLA is Gross Leasable Area... the total area of property that the leasing agent has to lease out to prospective tenants.
Unsolicited bids are not asked for... they are submitted to Property Manager without a request or expressed permission.
Google maps is used as a tool to figure out the bid, as an addition to walking/measuring a property, using Property Appraiser sites and property specific marketing material... generally the GLA is obtained from the Property Management/Leasing Agent's property marketing flyer. As Nick and Russ has mentioned with regard to bidding by GLA... there are MANY variables to be taken into consideration - with their experience they know the complete scope of bidding by GLA.
Google maps doesn't show you current condition of property, water access, maintenance issues, if a sidewalk has block paver inserts, column condition, vending machines, benches, planters, trash cans... etc, etc.
I would recommend a few things to get a better understanding of commercial work:
- Attend a Round Table and ask the guys who do this type of work.
- Research the industry on the internet.
- Join an organization related to the Property Management field.
- Attend Property Management events and ask the attendees pertinent questions.
Good Luck!
