Im compiling my notes from MBRT, and want to do unsolicited bids. I was visiting the website of a commercial pm in my area, and they have flyers of their properties that are for lease, along with contact info. My question is, would it be a good idea to bid on strips that have vacancys, or bid on ones that are full?

Make sure the company is a property managment company and not just a leasing company. Also some that do Leasing and Managment may only have the leasing side on that property. Confirm, Confirm, Confirm...

Yes they are a pm, apparently they lease as well. Actually my Q is would the contact listed be for the managment, or leasing. But you already answered that. Thanks!

I have found that the majority of the time it is the leasing contact that is listed on the property flyers or on the roadside signs... usually you have to delve further by making some sort of contact with the company or tenants to find out who you should contact.

I jumped the gun a few months back, measured and submitted a bunch of unsolicited bids after getting an RFP for another property.... turned out they only leased those properties - LESSON LEARNED!!!

... I ended up finding out who the owners and managers were though, and submitted to them (took a bit of time)
 
Good info, thanks. What I'm doing now is making a list of properties to measure, then I will visit them, measure and ask tenants who takes care of the maintenance. Another thing I was wondering if anyone has an estimate sheet I can emulate?
