Tips / Suggestions on Bidding for a Commercial Property (cleaning contract)

Hey guys,
Does anyone have any good tips / suggestions as to what actions steps to take when trying to inquiry about putting in a contract to clean a Commercial Property? I'm interested in starting to bid for some of the local gas stations in town ('cause boy do they need it). But most of what I keep getting is that "Corporate is in charge of handling this" but yet I don't get the name and/or a good vibe of what to do next. Others tell me that unless we offer lawn service too they don't look at us. Anyone else run into these types of problems too? If so, what has been your way of working through this to get the job? I'm so use to the whole everyone doing a power point presentation for everything so I didn't know if this is one of those types of scenarios as well ... if so, have you mailed their Corporation some type of presentation? Just looking to get everyone's experience on this matter. Unfortunately, we don't have someone in town that we can just sit down and talk to regarding this as folks seem to think that we're just after their own cliental.
 
Call corporate and ask to speak to the facilities manager (FM) in your area.

If you have to, search your state government's corporation/business website to get the phone #. If it's not there, get the gas stations' parent name and start googling to find the #. Any FM worth his salt really WILL want to talk with you.

Whatever you do, when you get ahold of someone don't start out by slamming the condition of the facilities! If you do do he or she will blow you off.

Thanks for the advice Ted ... I'm willing to come out and clean their property (even if it is just one time ... paid service of course) but that way we can at least show 'em that we can and will get the job done right. Hopefully that will convince them that there are still people out there that take pride in their work. I'll keep ya posted as our progress continues to ... great tip on not slamming them with the condition of their facilities. I'm sure if it were my property I too would take offense to hearing someone say my stuff looks nasty. It's all about coming together to help each one another out.
