Tile?

I was asked to clean the inside of a restraunt with tile flooring. I was just wondering if there is some decent tile and grout cleaning equipment or should i just try and use my pressure washer/surface cleaner. I am running a landa slt 8 gpm @ 3200psi. i just dont have the surface cleaner hooked up for recovery...

We clean these all the time, but with vaccum. I used to do these with out vac and it was a nightmare, not just the water, but the grease will get all over everything as it is floating around. When we did the m with no vac, I usualy had 4-6 people with squegees hearding the water out the doors or down the drains.

Use a sodium hydroxide type cleaner, spray on first get good coverage, just make sure to make your mix a little bit thin or else you may not get great penetration due to the hydralic tension of the chemical, then steam off, very simple and they are a HUGE money maker, we do 3-6 a week. I will try to post video of us doing some, and the kitchens.

I have cleaned almost all the big chains, which are you doing?

Great videos Joe.

We currently do teh floors without a vac recovery system. It indeed can be a nightmare if drains aren't working or your helpers aren't paying attention.
The last few have been done using wet vacs with a home grown boom in the low spots or hand scrubbed the vac'd followed by a wet mop.
The later has been working well for us and yeilding great results. Not to mention it;s a great shoulder work out.

Here is another of us doing a cooler...add this service on for some extra $$. But I would recommend a vac for this, and you must not leave any water behind, and no chlorine in coolers, you need to fine a food safe antimicrobial.

Those are some great videos Joe.

Do you lower your pressure?

I have heard from some tile and grout guys that I would have to lower the pressure from 3000psi down to 2000psi or even 1500psi so I would not damage the tile.

Nice videos Joe.

How long does the mosmatic swivel go without leaking?

Have you looked at a smaller surface cleaner to minimize the cutting in. I have seen some smaller surface cleaners that the tile cleaner guys use, they even have a corner vac tool.

Last week Chris and I went to W*lgreens for a snack and saw an old pickup with a bunch of garden hoses wrapped around the ladder rack. We were curious. When we got inside we saw the guy cleaning the cooler with the machine shown below sitting out in the aisle in front of the cooler running while he "cleaned" inside the cooler.

And the box for it was still in the pickup bed. I wonder how many of those he goes through in a week.

I have both the Steel Eagle 12" and 24" vacuum surface cleaners.

I agree, some of those places would be easier to do with the smaller surface cleaner. Since it is tile, I don't think that it would really take much longer to clean using a smaller surface cleaner because the surface is not packed with as much dirt as you would have with a concrete surface.

For the larger, open areas I would definately run the larger surface cleaner.

It looks in those videos like that brand of vacuum surface cleaner might operate easier than my Steel Eagle 24".

Maybe when he is done using that pressure washer, he can put it back in the box and return it right there at the W*lgreens where he bought it so he got to use it for free and does not have to carry it around in the truck everywhere, just keep on buying them and return them when done using or "borrowing" them? hahahahaha

Yes I have a small vac tool, or actualy I had a small vac tool till some low life stole it 2 days ago, need to order another on this week.

The swivel is junk in my opinion, but like I said that is just my opinion. Asking how long it goes before leaking can be measured in hours, we had thisfloor cleaner just a few hours and it leaked, I called my "pit crew" and they sent me directly to Mosmatic, they Mosmatic, gave me the rundown on how to take it aprt and clean it so that it will stop leaking, well ok did that and it still leaked, took it aprt again, cleaned again and it still leaked then they Mosmatic, pretty much told me that they leak normaly, but only sometimes and when they do it is unusual, but only sometimes unusual. Well ok then.

Maybe my "pit crew" will send one to me or a rebuild hmmmm?

I use greaseable swivels for years and hardly a problem! Wonder why? But what ever, I may try to retro fit a greaseable type, if it gets any worse.

Joe, Steel Eagle bought out the company Swivels for less.com and they are selling the Talon 2 swivels for $180.00 and it is greaseable. It is built good like the Deublin that comes on the expensive Steel Eagle so it will last a long time.

Any Steel Eagle Distributor can get them or you can order direct from Steel Eagle, I got mine earlier this year from Steel Eagle.

It has a plate so you can use it to replace the Whisper Wash, Whirl A Way, Mosmatic and another brand that I can't remember right now.

My mosmatic leaks too, but it is a slow dribble.

How did they recommend to clean it?

Its design does not allow water to get to the bearing with a slow leak, unlike the BE Whirlaway, when they leak you loose 1200psi or more and a great deal of flow.

I took mine apart and used some "dual action cleaner polish" from Meguiars Car Care Products between each face and a smooth glass surface and made a figure "8" with little pressure, ran it and the leak stopped for now.

I like the design of it. I dont know why manufacturers dont make the seal faces with a larger surface area.

In my past experience with pump mechanical seals, its a delicate balance, the seal admits a small amount of water across its face but it is evaporated before it gets to the faces outside diameter and hence no leak.

I have seen pump seal faces burn or wear out because of to much seal tension. Some pump seal designs have a stationary super high polished carbide face and a tensioned polished graphite face. Pumps have a sealing ring to break down the flow and pressure to the seal, I have posted about a surface cleaner that has a no "O" ring design, I think they have incorporated that design in their swivel.

How big is the dueblin seal face Chris?

I honestly could not tell you Nigel, I have not rebuilt the swivel yet, it is 5.8 years old and not one problem with it.

I wish the Deublin was more affordable, I would put that swivel on every surface cleaner I own and not worry about them for at least 5 or more years. It really is a great swivel!

The only thing that ever leaked on my mosmatic, years ago, was the little o-ring behind the carbide. It has run flawlessly for a million miles now.
