What's the recommended method?
DS straight 10%, let dwell, then surface clean with 1500-2000 psi?

Yeah, I've heard/read about some disasters when guys used surface cleaners. Strong house wash mix, dwell, ball valve rinse+setting customer expectations worked the few times we've cleaned them.
 
I have seen where people carved lines and checkerboard patterns into the surface, even with machines made for this type of cleaning.

I would not use a surface cleaner on them so it does not carve into the surface.
 
You need to invest in your company. Purchase a set up and find ways to use it to help you Excel in your business. Offering soft washing is just another revenue stream besides power washing. Think of it as adding tools to your tool belt.
 
If its not bad you can downstream it w a strong mix, or even, God forbid, use an x-jet..lol..then rinse as mentioned above. Dwell time will be key with down streaming
 
Type of surface , age, condition of surface and the amount of mold and dirt present and drainage concerns dictates approach .Ones with bad drainage are the worst. I take care of a few estates and wanded a few and have had no problems with using a surface cleaner on others. I also did a severe, severe algae bad drainage one which I also most quit on. Once water was introduced is became an ice skating rink. It didn't look that bad during the estimate. Now I throw some water on them during estimates and take my time . I did a super difficult one this past summer which they couldn't play on anymore . Had to use 6% to get threw the algae and then shoot it again with the xjet house wash solution at the end and rinse ( over 15 years old and wand was used ). They were ready to tear up and replace !
 
I personally have heard of too many horror stories about cleanings tennis courts going wrong. Even with almost 10 years in the business I just refer them to a friend of mine that has cleaned them before.
 
Yea, I'm not really interested in all that potential headache right now. Got too much other stuff going on. Passing this along. Thanks guys
