I wanted to let everyone know that the method Ron showed us on the shopping center thread

works. I sent a proposal to a PM of a local mall and he was happy I did. I have done 3 centers for him and that does not include the first one I messured. I have done a total of 36000 sq ft for him and priced another 23000 ft mall. Anyone that likes doing flat work ashould try Ron's way it works. I making money doing it this way
 
congratulations Lenny. I have not been having as much luck as you. Well, maybe with one company soon, but...Out of all the 20-30 centers I have measured, I seem to have a problem finding the PM. I have no problem finding the real estate company but they are not very will to give up the pm information. How have you combatted this, if you have run into it?

I saw someplace to look the shopping center over and find something that needs repaired ( leaking facet, broken light, ect) and call the pm with the info. They say the pm is glad to take those calls and will even thank you for calling.
 
Thanks Ron, slick Lenny. Now I have to play devils advocate here, Ron, what if the rent is taken care of by a real estate company? Could the real estate company collect rent and not control the property maintenance?

This one got me mad today. I measured a very large newer center a few nights ago with the knowledge that they owned a few more in the Ohio area, so I was obviously hoping to get the contract. For some reason I have been finding these centers owned by corps. that own a whole lot of centers. Anyway, I went back there today to get the info. on the PM and they have a maint. garage, so I went there first to see if anyone was home. Some one was in there and we started talking. I got worried when I saw a nice sized Landa hot water maching a few feet away from where he was sitting. I mentioned something about it and he said he only used it for spot cleaning. After I told him what I was offering and why I wanted the info. I did, he gave me the info. but...told me that they own about 40 centers in Ohio and have 2 of their own rigs that they use to only do their centers every 3 months. I hope this isn't a trend that I will run into. The center took me 3 hours to measure in the freezing cold, I told you it was big. I am going to send some info anyway, just for the heck of it.
 
Mike, I would look for damaged concreat, these guys are on the clock so I would think the faster the better, also I would be safe to say this guy was sitting at a desk blowing time...

Matt, the guy I talked to earlier today didn't have anything to do with the pressure washing aspect of it, he was just one of the maintenace guys. They just had a 4 gpm unit on site for quick clean ups he said. He also said the only reason he had that unit is because someone he new worked at a rental place and they were selling it, he picked it up for 1500. Not bad huh. I did get a good call afer I posted today. A center I measured a while back, whom I did do work for, just not concrete, I washed their building. They called me today and want me to wash another one of their buildings. I need to get this guy to sign a contract, they own a few buildings in the state. Maybe I can work in building cleaning once a year and concrete twice a year. Maybe he will go for that. We'll see. I will keep a look out for damaged concrete at the previous center we were talking about but the center is less than a year old, and everything did look pretty good, I must admit.
