Stains on Stucco From Signs and Lights

I am pressure washing a strip mall and there are black streaks running down from the edges of the signs. The walls are Stucco. The building looks great now with the exception of right under the corner of the signs. I have tried a strong SH and Dawn mixture. It has lightened them a lot but not eliminated them completely.

Any suggestions or just have them touch it up with a little paint?

Thanks for the offer. I'm going back on Sunday, because everything in the strip mall is closed on Sundays and there is another building a mile away to do. It's actually in Milton, FL.

I think I am going to go fishing on Thursday, do you want to go?

Try NMD-80 works great but watch the landscaping it will kill it.

I have seen this on a homeowner;s house(stucco). Not alot, just around the windows. SH lightened it, but still remained. I recommended painting.

Wesley's Bleach-White works pretty good on these stains in a pinch.What you've got going on is electrostatic bonding where the stain actually oxidizes into the paint just as it would on gutters etc... Lori at PWP also carries a product called " White Lighning" which works well on these stains.

Maybe Mark, I have some stuff to get done Wednesday and hope to be thru, I will be in North Alabama this weekend though so if I cant make it Thursday maybe one day next week.
