Can I get on the fax list? (661) 873-8973...Its my business # and fax I have to answer the phone and start the fax when i here the fax noises. rottie72@aol.com I have a PM that works for a realtor. They manage over 25 shopping centers in my county alone. They are also currently looking for someone to do there flatwork.
At a bomb scare the fire chief met the PM and told him flat out how bad the property looked. The PM asked if he knew anyone? He recieved my card.
Would really like to get a jump on a proposal BEFORE he call's.
Thank's and i can send a fax but not recieve.

I got a good response today from a proposal I sent out the other day. Sunday eve I faxed out 2 bid for differant shopping centers, one 5500 sq. ft the other 4400 sq ft. Icalled them both yesterday and left a message. Tday I talked to the pm for the one that is 5500 sq ft. I asked him if we could get together and talked and to a test area. He was eager to get together and we set up a meeting for next Thursday. Now all I need to do is show him I can take care of the center for him.

I'll let you know how it goes. Do you have any suggestions that will help me close the deal.

Hello board, I was just reading this thread and im sorry I missed such great educational oppurtunity in flatwork account hunting. IF its not to late can someone email me a bid sheet and a cover sheet for flat work and maybe I can exchange a housewashing flyer that Ive been having success with this year. I have to give a bid on a shopping center here in my area. They also want there walls washed also. I measured 6,845 sq. ft flatwork and 480 ft on the walls which were 10 ft high. IM going for 10cents a sq.ft. and 1.25 a lin ft on the walls. This is a first time cleaning on this job because the sidewalks are not to bad. Or should I go for 15 cents on the 1st cleaning. I got referred from a friend of mine that is a electrician that does a lot of commercial work. This is the 4th shopping center he refered me to also other plumbers I know refer me to other commercial work. ANY RESPONSE WILL BE GREATLY APPRECIATED THANKS ADAM.

Been a little busy with residential work these last few weeks. But... I measured and proposed to about 10 shopping centers. Two positive responses (kind of). Still waiting for the big 3 center owner to get out of the hospital with west nile virus. But his manager said everything looked good. And another bid I sent out did not get approved but the property owner asked me to wash a different location. It isn't a contract, but maybe it's a start with them. They don't seem to have it all together up stairs though so I am not holding my breath with that company. Will get back to more measuring tomorrow.
 
Hey Ron, you may have already covered this in an earlier post. But how often do you send out your un-solicited bids? I think you may have said every 3 months, but I'm not sure. Want to be aggressive with these property managers, but not a pain in the ass. Thanks. Poseidon

I send them every chance I can, I don’t resend them for one year. Often I don’t have time too and I have usually exhausted the effort. I do keep track of measurements incase they call years later. I can search in my data base for the info. I have measured hundreds of centers. If I told you I have measure all the center in my town you probably wouldn’t believe it, so I won’t tell you that.

Sorry I have a large Phone bill and spend a lot of time on the site giving free info. Maybe someone can step up and send it to you. Anyone????? Mark we are in the mailing stages and most of the guys don’t even use them. If you can’t get it I’ll send it, lets see if anyone else wants to pay it forward. Maybe some of these guys that have been making money.

I met with the PM of the shopping center today and he liked what I can do. He has two more centers he wants me to look at. One is about the same size as the one I demo at today, about 5500 sq. ft. the other is 18000 sq. ft. The price I gave him was for monthly cleaning but he wants a price for quartery twice yearly. What kind of a price would you suggest for this compared to monthly. The one I was at today has not been cleaned for at least 3 months and it did not look to bad, I really did not think he would go for monthly here
