Roof Wash Help Please!!!!

SNV30070.jpgSNV30071.jpgSNV30072.jpgSNV30073.jpg Heres my delimma, the roof that I cleaned turned out well, but if you look at some of the shaded spots in the after pic., those areas need to be re touched. its not bad, but it is noticeable. This is probably the third time this has happened. I let my solution dwell between 20-25 min., then rinse. My mix is TSP/SH/Freshwash...mixed the morning of the job...
 
40(8.25%SH) Strongest I can find in MD/20TSP/20fw/Water...Pump application...I think I will go back and hit it again. To Timothy...How do your customers react to the not rinsing? (Bad enough they watch you on your dwell break). I'm doing a proposal to clean a shingle front and side commercial site, I don't know how they would feel about chems dripping on the sidewalk after I left.

It will. We have a thirty day warranty. If, at around the 30 day mark, and assuming that we've had some decent rain, you are not happy with the results, kindly let us know and we shall retreat the areas of concern.

Not one call in five years.

I have one roof in five years that has not responded as well as i would have liked but the customer is tickled with it..

As long as the remaining spots are a brownish color they will come off in rain. If there is black in them they won't. At least that's been my experience.

We usually just hit again lightly so it's clean when we leave.

Regardless though, a couple good rain falls makes every roof cleaning look better.

We buy out 12.5 SH from a company called Kleenrite in Baltimore. They have been pretty reliable and has good pricing. Give them a call. You will see the value in having the stronger SH
 
The roof hangs over the sidewalk. Not a big deal, I will do it on a Sunday eve if I get it. Tim your in Maryland, where do you get your SH if you don't mind sharing?

The first half of my roof cleaning life, I got it from Sams club. I kind of live out where nothing exists. Now we have a local private label supplier.

We did one last year that was really old. Really white. Really dirty. It looked dingy as dirt when we left. Zach kept telling me it would be okay. "You taught me to trust the mix dad, now you have to trust it too".

I was in the area later that afternoon and swung back the cul-de-sac to check it out. It was embarrassingly, hideously tobacco stained brown. Awful. Pit in the stomach bad. What the heck have I done?. As I was ready to get out of the car to take some pictures. the homeowner came zipping down the street and into the drive. I was so embarrassed that I left without pictures.

It rained that night and the next day it was beautiful!!

If it had not rained, we would have been back on that roof the next morning. That would have been the only one in five years to be artificially rinsed.
 
We don't call it treat the front. We would wash that roof in the $695.00 range.

If they, for whatever reason, desired to have the rear washed also, we'd be at $995.00
That was a roof that I washed. Maybe I am confused, and trust me I have been confused before. But just so that we are on the same page please explain your method of washing. Now I remember back in the day when I was new and It would have taken me close to a whole day to wash that roof and building. Today I can do the whole thing in less than three hours for $760.00.( repeat customer with four of them to do ) now maybe I aint charging enough but I thought that was a good price or everyone.

I was making a finer point that I don't "treat half the roof" I refer to it as "Wash the roof" very minor point but it can make a difference in client perception.

"Wash the roof" (even when our standard roof wash is only half) allows me to charge more than uttering the phrase "treat half the roof"


Presentation creates perception. Perception is reality.

here's the way I wash a roof. First I would cover anything that needs covering. I will start to spray the roof with mix starting on one end and work my way to the other end covering it completely with mix. I would then go back to the beginning and with my ground guy ready to dilute any runoff I will start to rinse the roof. going back and retreating areas that need it. pick up plastic and rinse the driveway. $400.00 2 hours. the building wash is 45 minutes to an hour $360.00. My helper will be washing the house while I am treating the roof. what isn't finished on the house I finish up after I am done with the roof and he is cleaning up plastic and putting away ladders or moving everything to the next building, whatever the case may be. Now I would say that rinsing the roof adds on more than double the amount of time it takes to treat it. Am I missing something here or are you guys really getting $700.00 bucks to treat a roof with roof mix. the roof I showed wouldn't take any more than 45 minute to spray on roof mix. how could I justify charging $6,7 hundred dollars? I must be missing something. Anyone feel free to chime in here
