Ok…. where do we start?


Everyone wants to have more property managers as customers. At the end of this thread I will deliver about 6 ways to obtain this objective.

1. Have you heard of an organization called BOMA?
2. Have you heard of an organization called Prism?
3. SCT magazine?
4. Do you have your own news letter?
5. Access to a database with names and property management companies’ with their property and phone numbers?
6. How do you cold call a manager and get them to listen to you? You’re their 67th call that day…. why are they going to take your call or listen to you?


Let’s make this a good thread and give and receive as much info as possible. I am criticized for sharing so much. I enjoy sharing and learning. Knowledge is the key to success! Competition is healthy and assists everyone to grow. The evolution of sharing and learning is GROWTH!!!!!!!!!

Cujo has been in construction equipment sales for many years and these kid of guys are what he deals with pretty regularly.
Although it is a different product line (equipment vs. PW) the concept is still the same.

I'll get him to post some thoughts if you like

No, I don't yet have all that information in a database, but due to my day job, I do have a lot of information available that I will be pulling together as I move closer and closer to jumping in full time.

What would I do to get the property manager to listen? I'd have specifics about their property and what it needs. I've been thinking about this a bit this week, driving around and noticing properties that are in need of work. I don't want to call the manager and just say "Hi, I'm Mike with ABC pressure washing, do you need something washed?". I want to call and say "Hey, I was at your property earlier this week and noticed that the sidewalks were covered in algae, or the roofs are covered with leaves and limbs, or the gutters are overflowing, or the buildings are covered with dirt and cobwebs, etc etc, and suggest that I bring by a proposal for doing the work"

Of course, this is all rough draft, and I'm sure there are certain ways to present it that are better than others.

The other thing is to fit into the above an explanation/education as to why the work will benefit, such as sidewalks being a hazard due to algae, roofs being damaged by piles of leaves, wood rot caused by full gutters, etc etc etc.

And no, I don't think you share too much....Sharing is and will make this industry better.
 
I'm ready to learn more from you Ron and everyone else that contributes. I will share what I can, but I do not have much experience with property managers except a few shopping centers. Your shopping center series was a big help.

Keep in mind that this will move slowly. I will be on the road in a couple days for about two weeks. So I will contribute from Hotel to hotel.

Get ACT or Goldmine software, it’s a must for all the info that’s required. I think you can get it for around 180.00…

I didn’t say getting managers was cheap….LOL
