Pharmacy Flatwork Quote Help

I went to one of the nastiest looking WG's for a quote. The Corporate dude said if things work out I can have more stores. This place is nasty with truckloads of gum. I have pictures and would like some of your opinions. My first though was it will take me for ever to clean this. Please let me know if you want to see pictures and help guide me in the right direction.
 
Here are some pictures of this nightmare...how long would 5,400 Sqft take on this bugger?

Yeah it is very dirty. I would worry abou substandard concrete though. As for cleaning it, I typically do 3000 to 3500 ft an hour, and sometimes more. So I move pretty quick, my guess is that you would be fortunate to get 500 feet an hour, and you need to get the water as hot as you can get it.
 
I would be so embarassed if this were my store...What do you think is a fair per s/f rate?? $0.15-$0.18????? I think this will take me 10 hours plus.....Part of my wants to run away but man would this be some good experience and portfolio builder...I think they will shoot me down if I ask them for $1,000 bucks...what do you all think? I feel like calling corporate in the states to push the need for regular maint.
 
Tell them you want to do a sample patch, you can estimate your actual time based on that, plus they will see your work, AND they won't want to leave a clean spot showing with all the rest filthy!
 
ANd make sure the demo is right next to the front entrance, but not the fromt entrance. If you feel it will take you 10 hours, figure out how much you want to make an hour and go from there. Everyone has different pricing.

I will go for the demo...I am thinking about .15 s/f for first time clean....will sell reg maint over and over. Thanks everyone for the input. Now if I can get the right chems..I have the Oxalic for the rust.....what about the gum just hot H2O???? Should get my right sized nozzles today for my S/C.
 
Hey John, We do all the Walgreens on the west coast of florida.We do them on a regular schedual,24 hour stores are done monthly and have to be done after midnite,because of customer traffic.Stores that close at night get done every 2 months.If you price them right they will give you many locations.We do around 150 stores for them and growing.

Every time a store opens in our area's we get the contract to do them.They are a very good company to do buisness with,but be prepared to wait 40 to 60 days to get paid.When we first got the stores they all looked like that so what i did was tell them that we will clean them for a set price and not charge them anymore for the initial cleaning.

You need to stay between $125.00 and $150.00 per cleaning.Then you can charge an extra $50.00 bucks for the drive thru's and the same for the dumpster area's.It will suck the first time around,but after that you should be able to clean the store in 30 minutes time,with the right equipment..i even do thier customer bathrooms and tile roofs and building washes when needed and that's all extra..
