Partnering with a Painter

I have the opportunity to wash and stain a large wood house. I want to wash it but not stain it. I am thinking of partnering with a painter. Obviously, I need to worry about him becoming a competitor but let's assume that we work out a deal. Should I get a % for landing the job or just take the washing proceeds? Looking for your opinions and the reasoning behind it.
 
First of all, you need to find a painter that you can trust to do a good job. I found one after years of looking. I give the customer his name and they call him. My deal is 5%, but I earn it by: 1) I get him the customer 2) I act as a buffer between him and the customer. If the customer has a problem, they can call me. 3) I inspect the work upon completion and the customer pays at that time.

It may not be a perfect system, but the painter is not the only one who's reputation is on the line.

P.S. ALL referrals are done this way (percentages vary) - I can't afford for my customers to be upset with someone I refer to them.
