Parking Garage Elevators

Glad you were able to save it hopfully the damage isn't too bad.
I will let you all know when I get back home. I have a meeting first day I get back from Disney. Oh by the way, I dont see any power washing companies in the Disney area and alot of dirty homes and roofs. Thinking about buying a place down here to work in the winter. Met with realstate agent yesterday. Looks promising!
 
Hey Jim you got to love Disney. When I was there last about 2-3 yrs ago I tried to get them to let me do some Powerwashing for them. They had alot of Flatwork that needed to be seriously cleaned. They pretty much keep everything in house. Man I saw nothing but $$$$$ signs there. Instead I spent a boat load of $$$$ on my girls but it was well worth the money.

It is very expensive to go through Disney! My family is having a blast here. We went through all the parks and yes they do all there own work in house. Very, very clean place from the entrance to the bathrooms they do a perfect job.
 
Jim look closer there's cleaning company all over the place around the disney area.Dirty properties are dirty because they dont spend the money to get them cleaned. how long you going to be in town there is a couple of us on the board from the area maybe we could get together to talk shop.
 
Plenty of power washing companies in the Disney area... some good, most bad. Knowing nothing about your residential market in NJ, I would guess that you are comparing apples to oranges. Low income neighborhoods surrounding Disney area and an abundance of overseas owners who are only in the home for 7 to 14 days each year, and are more focusd on short-term rental income - there is not the same desire to clean the roof or exterior walls. The main areas of concern to these absentee owners are driveways, front paths and pool deck and cage areas, as these are the areas most noticeable to those on vacation.

Good luck if you decide to wash in the winter months down here... Spring is when most of the calls come in though.

Thanks, my vacation has been cut a bit short and im catching a flight back Monday night. I may be back down in a few weeks to close on some property we located. If so I will give you a buzz.

Cool, Thanks most likely just going to vacation here after seeing some of my due dillagence reports you guys have it tough down here. Keep up the good work and promote the pressure washing. Educate these homeowners. Got to get the ball rolling in some of these areas. Talk soon!:happydance:

Seems like we will have to pay for the repairs to the elevators only about $3000. Needed a new computer board. My guys cleaned another one of those garages this week with no problem using berms(pigs). FEW! Thought I was going to lose it all!!:shout:

Just an update after my meeting with the garage manager today. They still have not been able to get the one elevator working and they informed me that it might be a repair charge of over $10,000!!!!! What could cost 10k that water damaged??? Its only about $35k to install a whole new elevator!!!
Just a word of advice. Keep water from entering any shafts!!

It looks like you may have to do an insurance claim. Just a guess, there going to get some high estimates for those elevators and they may look to hold back what they owe you untill those elevators get fixed.

This sucks. Maybe you'll get lucky Jim and those elevators just start working again but water is a killer to electric circuits.

We do a couple of garages a year and after reading what is going on in this post I'm going to make double sure that we keep water away from the elevators and because the size of some of these jobs I couldn't even think to not be there. To much money on the table for the ones we've done.

Talk with a few tenants, ask how these elevators operated prior. It would be funny if you found out they where always broke?

Good point Ron but I would find that hard to believe. What we do is check all the elevators in the garage to make sure they work and if there is any damage anywhere I write it down and let them know about it so they don't think we did it.

The elevators were working prior to us washing. Im sure they are going to hold our money until they see what plays out here. I spoke to them and assured them we stand behind our work 100% and will work with them to get this fixed and move on.
PS- I didnt fire my crew leader as this was a good lesson for him(and us). I brought him to the meeting with me so he saw what I went through and how much this incident is going to cost our company. Opene:thud:d his eyes a bit.
 
Another update!!
This whole thing is getting ugly!! After the incident with the water going down the shaft the garage has not issued any more work to us and the cost to fix this elevator is now over $15,000. I think they are updating the electronics on our dime. Looks like we are going to lose this account as the manager is being an ass about who he wants to fix the elevator. Ins company wants the lowest bidder,Who was $8,000. Must be some kick backs in there somewere huh? We tried to save it but corporate attitudes got in the way.----------------. We will keep moving forward and this year is going to be a great year!!!
 
James I've read this Thread since Day 1 ..its very informative I washed bank of america Garage about 2 months ago stairwell only and all around the elevators.. (all the floors). You Post have help me greatly on how lucky I was and what I should do in the future.... Sorry about your situation.
