I'm going to give some samples at the MB RT of what I have used and how what I wrote up top and a little time has made me 100's of thousands of $$$$. I have done cheap marketing for a few years and it really wasn't until recently I have had professional fiers & brochures made up.

looking forward to seeing you soon Kory. I may call myself the Condo King, but I'm damn close to being the Cheap marketing King too:)

Constant Contact!! Email based program. You do have to spend some time building up your database, then blast mass emails. $15.00 per month. I have mine divided up as property managers, blue book (construction type contacts), apartment email addresses (easily obtained by picking up the apartment guides in the grocery stores)

Set up your template. I make a few changes on who I am targeting and send it out. I have about a 55% open rate right now. Picked up some sidewalks at an apartment complex $3300.00. Pretty good return plus it keeps your name in front of the customer on a regular basis. I am sending out to each group about every six weeks. Attaching a special at the bottom of each one.

This is fairly new to me on the pressure washing side, but we use it every two weeks in our manufacturing business with awesome results!!

Don't know about you guys but. It seems the fancier I went with residential the lower the response rate. Full color flyers post cards etc didn't work well. When I dumb them down and make them more home made looking the higher the response rate. I don't mean crude just b/w and simple. I think the home owners viewed them as more local and possibly a better deal. I'm curious what others have experienced with this.

I doubt this applies to commercial. But I only cold call commercial. I really like the email blast described above but I found it difficult to get email lists for PM. Gotta do more research on that.

Of course a special deal is needed. "50% off end of summer special" etc. A call to action. With an expiration date. I stop and talk to home owners in their yard too. Sounds kinda sleazy door to door type. But this is business. Gotta feed the family. We really only focus on roof cleaning for residential and up sell the PW.

I have used Fancy Colored Post Cards and not much came back from them. The best way for me has been e mails and cold calls by far, but cold calling is not the funnest thing to do  But IT WORKS BEST for me anyways. It's the getting past the front desk that is the hardest.

Email Newsletter is the way to go! I've been doing it monthly for about six months and I book jobs every single time it goes out. Here's what mine contains:

1. Some kind of useful tip or article that my readers will see of value and want to read (hopefully).

2. I introduce someone that I trade leads with on a regular basis and promote their business and service. (Also beneficial to the reader because they get to meet great service providers.)

3. A special offer or coupon if I really need business.

So to recap, I contribute useful information, promote my referal network, solicit work and establish myself as a professional all in less than two hours a month for 0 dollars! Let me know if you would like me to send you a sample letter or would like to join the list.

.

I started out with homemade post cards and got nothing. I switched to full color jumbo profesionally done and had a good response.
its funny what works for one will not work for another.

Sounds good what program are you using? Is that what costs 15 a month?

Im actually trying something as we speak. I live in a very nice neighborhood and just made up my own very informational flyer, and basically created a "Pine Forest Special" (Pine Forest being the name of my neighborhood) for every resident in here.

Im printing out 150 copies right now, we'll see how it turns out. I thought people might like that I am from the same neighborhood, and would like to see the neighborhood clean by attaching a 10% discount.

Like I said, this is the 1st time me trying this, so we'll see! :)

Here is my best one..... Hook up with a mom and pop Pizza shop, clean them up for flyers on 500 pizza boxes! it will turn up afew jobs! Talk to real estate agents in there weekly meetings, bring donuts! You will walk with alot of phone numbers, and adresses!

I've been doing occasional jobs for Miler Real Estate, never really tried with anybody else. How do you find out about their "weekly meetings?"

Well, see ya in MB Jeff!
