I had a roof cleaning job canceled!

How do you tell if they need a new roof or not? I run into people all the time to have dirty roofs and I ask them about cleaning it and they say oh it just needs to be replaced. I don't know what to say to that because I don't know how to tell the difference between a roof that needs to be replaced and one that just needs to be cleaned. Not sure what to look for.

Normally if you see a significant amount of granual loss, curling of the shingles, dips in the roof which is a good sign of underlay issues etc... it pretty much means that the roof would be better if replaced. BTW...The one I mentioned this morning ended up getting cleaned. She had none of the above except a small amount of granual loss where a tree branch had been rubbing on it.
 
I am a state licensed Roofer. Roofers tend to have a bad reputation in my area. If a roof does not need replacing, I always let the customer know. To be honest, I make more on repairs than replacement anyway. I'd much rather offer a soft wash and repair (if there area any leaks). If the roof does need replaced, I always let them know, I'll offer you a repair, but your roof is in such poor condition, I will not be warrantying my work because it goes against my recommendation. I'll then have them sign an affidavit stating I recommended something which they went against.

I'd much rather clean a roof then remove and replace it.. MUCH less work!
 
The document from Certainteed said that a stronger concentration could damage the siding and soffit. Is this accurate?
1/2 cup detergent (Tide, for example)
2/3 cup trisodium phosphate (Soilax, for example)
1 quart 5% sodium hypochlorite (Chlorox, for
example)
3 quarts water

The trisodium phosphate (TSP) is what you need to be careful of around siding, windows etc. A roof can be cleaned without it though.
 
Josh that roof system is fine looks like you have everything you need,your not gonna get them all keep digging and it will fall into place for you.
