Thanks Jeff for a professional Experienced reply.
It all comes down to what they pay for, how its been maintained and the contractor explaining what they are getting in the proposal
I know many companies have said we'll make you property look brand new and in the end the only brand new looking buildings are the ones that are brand new. then you have contractors give a basic wash price and then killed themselves in labor, time and specialty chemicals trying to do much more. You have to look at a property close to know how its going to come out
I never try to over sell, I try to give them the truth and explain why
Its just like gutter scrubbing, black streaks all over gutters. 95% of the properties I wash could use hand washing of gutters with gutter cleaning chemical. 99.8% of the properties choose not to pay the extra it costs to clean the exterior of the gutters. I would clean every single gutter exterior if it was up to me, it makes properties look much nicer but if you have gutters 2, 3, 4 stories up, you can't give that as a freebie on 5, 10, 20, 30+ buildings. Most properties want a good basic wash and thats usually enough if they are washing every 12-18 months.
I have a few properties that pay for gutter scrub out of hundreds, it makes them look great, but they pay for it
To expect brand new is unrealistic on many properties. Its all what you help them set their expectations at
