Help with bid on a paving and curb PW one time only

Thanks for your input. "I would do it for free" was more metaphor, than true.
Of course I will not do it for free. Here is the situation.
As most of you know I added the pressure cleaning division to our company not long ago. I am even still in process of completing the PW setup yet. Of course everything so far has gone very hard from getting the PW machine lost by the shipper, delaying jobs, problems with the truck and so on.. I read and follow this great forum and use it as a guide a lot. I am not a low baller and in fact i hate that when some schmuck show up with "email" proposal to some of our clients and offer 7 days sweeping, window cleaning, landscaping and PW every month for $1000 flat. I hate when someone with dust pen and a broom try to take our business which we build with a lot of effort, knowledge, marketing strategies, equipment and so on.
As everyone who deals with Property Managers know, the most important thing for them to see is: Experience backed up with a solid resume of complete commercial jobs and a reliable equipment.
Back to the point.
This particular job is not through our shopping centers. It comes from another company in the area that does Paving, asphalt work and Highway sweeping but doesnt do pressure washing. We sub contract them when there is job that we cant handle. This job is a new asphalt seal coating and striping of a living complex. They need us to pressure wash the entrance of the community prior seal coating and striping. This will not be a low balling because they know we just added the PW division and want to help us build some more experience.

If this paving appears to be sanded how hard is to recover the sand and how does it work?

If there was a hydrant near by, I would rinse with a 2 1/2 inch hose. LOL

Hey Nick,

I checked with City of Hollywood how I can get a hydrant meter. They want deposit of $1500 and a $100 one time non refundable application fee. That is only for my city, each city is separate. This is insane.. On the other hand it takes me 50 minutes to fill the tank from a regular hose bib :(.

If you were here this week I would sub a big job with you for covered parking garage with total 283000 sq f. We will sub it with another company that can handle such large job. I am so mad that this is a third garage for the month we turn down or sub it out. I definitely have to learn more and get to garage cleaning ASAP. I will post another thread about it with a few questions. I will see you next month :).
 
So how much would you charge to re-sand 10800sq ft.
It is SANDED. Since it is a sand, would the sand come out for sure? I was thinking to add to the proposal a note that we are not responsible for re-sanding, but that would not complete the job. About the mess, I will sweep it after it gets washed, so that shouldn't be a problem.

Please someone help me here how to re-sand paving and what is the average charge per foot for that work?

This is one of the great benefits of being here on the bbs. You are learning of potential pitfalls, pita's and things that you should know about before doing a job so you do not make huge mistakes, look bad and possibly cost you a lot of aggravation, time and money out of your pocket.

It takes time to learn a lot of things, don't rush them. You will get to do your parking garages, everyone here did not learn everything over nite or in a few days.

This way when you do the jobs you will be doing them like a pro and hopefully without many mistakes.

Imagine what would happen if you did the job without asking about it.

It takes time, relax, you will get lots of work.

Here are the details for that job so far:

I found a local company selling paving bricks and materials.
Per their estimate 10800 sq ft will need ~7 q. yards of mason sand.
$28.95 per q. yard + 6% tax.
I called another company that does that kind of job, and they charge 7c per sq f. only for re-sanding. (I think that's little high)
Do you think I will need to do each side of the entrance driveway at different time so cars don't run over the bricks during the time they dry out prior re-sending? If that's the case, it would add up more to the total price.
So the question again with all being mentioned, how much would you charge just for the re-sanding part?

I see a big opening for Seal and Lock here if you can sell them on it. It would lock in the sand from now on and the pavers into their place meaning the next time you try to clean it in a year or so it won't be such a hassle. It will require resanding it if you plan on using the Seal and Lock method.
Maybe some of those guys will chime in here on that one but i think you can get somewhere in the neighborhood of 50c to 2.00 per sq.ft for cleaning it and sealing

I want to send a separate proposal for re-sanding only. How to find out if the bricks have been sealed before? Can you say from the pics? If they have, will I blow the sand out of the joints when pressure washing it?

They will not buy the seal n lock option. It will be only pressure washing and eventually re-sanding if needed.

I was originally thinking about the seal and lock guy...
When I first read your post, I did a search on here for him but was unsuccessful.

If you can find the guy that does the seal & lock process, and explain your situation, perhaps he can direct you in the direction that will benefit you and your prospect.
