Gutter Zap, RPC-675, Krud Kutter?????

I`m in the process of cleaning metal/aluminum buildings for a restaurant chain. I would like to find something that I can apply-dwell-rinse. I`m trying to stay away from brushing.....if possible. Again, these are buildings not gutters. Brushing 4 sides of a building can get very time consuming. Also, buying enough product to cover an entire building can get kind of costly.
What I`m trying to get rid of are those pesky black streaks you find on gutters. What I`m currently doing is applying chemical(X-Jet)-brush entire building and rinse.
Any insight as to make the job go a little faster(with good results of course) would be deeply appreciated. But than again, I just may be in it for the long haul, brushing and all that. Thanks for the help guys.
 
If you wash a building with Gutter Zap you need to dillute it much more then you do for gutters...........like 10 or 15 to 1 instead of 2 to 1.

I've never tried the other chemicals, so I'm not sure about those.

It's been a few years since I used Gutter Zap for anything but gutters............I did wash a couple of aluminum houses with it and it did a good job. If you mix it too strong and/or let it dwell too long you could remove some paint if it is oxidized.
 
I use Krud Kutter from Home Depot ($5/gal) straight. I apply with a soft brush by merely wiping it on. The stains come off like in the old Tarnex commercials. Occasionally, you will have to rib it just a bit, particularly;y the underside. One gallon will last for 3-4 houses.

I can usually wash about 20' at a time, rinsing off immediately. If you let it dry, you will have to re-brush.

Spraying might be as effective, but I would imagine you would use a whole lot more, plus, some finishes may not like having KK on them.
