Garage Cleaning 101 Pressure

Just wanted to clarify Jim, 450,000 sq.ft at an annually cost of $350,000 (three hundred and fifty thousand) thats just about $0.77 per sq.ft.

On that 450,000 sq.ft garage, how long does it take with your surface cleaner (you do use one mechanically powered 36" spinner at 4000 rpm,5.6 gpm @ 4350 psi and 245F or is it two at those specs)

How many additional hrs for the high flow rinse (80gpm),hand scrubbing, set up and break down.

Is that a 6 man crew job?

Is the garage a high occupancy structure?

To answer the other part of your question, we usually are at 265 degrees, 5.8 GPM at 4,300 PSI. We then rinse with a 1.5 inch fire hose. We capture ALL the water , filter it and then have been issued a permit to dispose of it. However, these specs may change depending on the cleaning. WE DO NOT USE AND CAUSTIC OR ACIDS.

5.5 will do any size garage, you will just be there for awhile. What is your BTU's?
 
I have a question about equipment. I've seen the walk behind mowers converted into huge walk behind surface cleaners, made especially for parking garages. Not the zero turns but the walk behinds...it even has the sulky you can ride on!

Are these custom made or is there a vendor that sells these?

Jim, General Pump never responded to my technical questions on the fluid dynamics of a 5.5 gpm stream vs a 8 gpm stream at the same pressure and nozzle angle for concrete cleaning.

I will have to give them a call.
 
That would be something I would like to see also. I still believe that you are correct with the assumption of the 5.5 GPM based on my experience in the field.

Read the whole thread, that was the sq.ft. not the price of the job.

It would be nice to have jobs that large but then you have to have the multiple crews and rigs to handle that kind of job.
 
Chris is right. Many people love to get the BIG jobs. Sometimes those jobs are so stressful you just wonder if you charged enough for all the stress.

Everybody likes to receive $65,000 for a 4 weeks of Parking Garage cleaning, and who doesn’t. But consider this. If someone is going to pay you 40,50, or even 70k+ for a job, they are paying you for your:

Professionalism

Your ability to do the work without EPA issues at the job site. Giving the client no worries about wondering if you are going to make more problems for him.

The right equipment for the right job !

The tract record that you established over your companies years of experience in the field. Again, peace of mind for the client

Many say, “Why can only get 5 cent a ft.?” I also wondered the same thing until I ask them “How many years have they been cleaning a garage?” The response I usually get is this… " Oh I worked for ABC company for 5 years and started my company 8 years making it 13 years". THAT IS NOT A TRACT RECORD. Your company has been cleaning garages for 8 years and out of those years, you have a tract record of only cleaning 5 garages in those 8 years and with no reclamation units. That’s what the client will look at. In this case, ya... 5 to 8 cents is what your service may be worth.

Invest in your future now if you can. I know that times are tuff. If you survive, you will be able to ask a little more then the new guy just starting out and you will be established with a tract record. That’s when you say,

Our set price is this.

What we provide for that price is proper disposal of Class II Waste to EPA standards.

Here are my CERTS. You should have at least two. And if you have to ask" What are certs?" You shouldn't be doing a garage on your own. Plan and simple.

Assurances.... "EPA issues are non existent when you have a contract with us. This statement is based on our record of 20 years of experience in the Parking Garage Cleaning field".

Now sign the contract, get knee deep in oil and in 3 months, pick up your check. There is always a 60 to 120 day waiting period from the completion date for these large checks.
 
No problem Josh... allot of folks think that it is easy work for Garage Cleaning when in fact it is not. I appreciate your comments, even if some are jokes.
 
Acid does not work on oil, only the higher PH/Alkaline chemicals.
