Foundation Repair Advice Needed: Cracks and Settling Issues

Hello everyone.

I’m looking for advice regarding foundation repair for my home. Recently, I’ve noticed cracks forming along the interior walls and slight unevenness in the floors.

The house is about 20 years old and sits on clay soil, which I’ve read can contribute to shifting foundations. I’m trying to understand whether these signs indicate a serious structural issue or if they are relatively normal settling problems.

What are the first steps I should take to assess the damage? Should I consult a structural engineer immediately, or start with a foundation repair company inspection?

Guidance or personal experiences would be appreciated.

Cracks and slight uneven floors can be either normal settling or a sign of foundation movement, especially with clay soil which expands and contracts with moisture changes.

If you’re trying to find the best foundation repair company in Utah or anywhere else, don’t start with contractors first start by properly identifying the cause of the issue so you don’t risk unnecessary repairs.

Next step: carefully monitor and document the cracks (photos, size, and whether they are growing). Small hairline cracks are often harmless, but widening cracks, diagonal cracks near doors/windows, or sticking doors can indicate structural movement.

Then hire a structural engineer for an unbiased inspection and diagnosis. They determine whether it’s cosmetic settling or a real foundation issue.

After that, if repairs are needed, you can get estimates from foundation repair companies based on the engineer’s findings.
