First HOA / PM Proposal.. Assistance requested!

In an effort to create more business by networking, I attended a real estate association luncheon today. I met a guy who is the president of his HOA who encouraged me to submit a proposal and/or presentation to the board of the HOA and PM.

Any tips and/or templates would be most helpful.
