First Big job!

Hey guys, Im going down to this condo complex to give an estimate and i'm not sure how i should do it... I never did a job this big so i wouldnt know how long it would take to price it by hourly... im doing the whole building... im gonna go there tonight to sneek a peek so i have an idea how big it is... Any tips?
 
Take a note pad with you and write everything down, a camera helps too

Take notes of everything, is it 3 story, will you need a lift, can you get the lift around everything, is the ground soft, packed down. Does it have multi level walkways, does it have balconies, breezeways. Whats it made of, are the gutters streaked, does it have elevators and thats just to start LOL. Theres a lot at time you want to think of


BUT, remember its nothing but a big house wash

Ok I met the lady who wants me to do these condos!
She wants me to do 70 units! picture 3 high ranches together and thats what 1 units size is.... How would i price a big job out like this? what should i charge her each unit?im just doing the vinyl siding of the houses. I was thinking 300 dollers a unit but thats like 21000 dollers... that cant be right, can someone give me some advice. i have a 2man crew and ill be using there water supply i start april 1st when the weather gets good, ill throw some pictures up soon. i hope my bran new dewalt homed epot 3750psi 4.0gpm will last =X... im alittle nerves i only did one house and some boats haha and now im gonna do a 70 unit complex, should i just sub it out?
 
I dont think you want to get involved in something that big, with equipment that you would use to clean your car with. You will wind up giving your company a bad name if you cannot complete this job. Sounds like you need a lift, that alone can run you $800.00 or more a week.

There are companies on this forum that do bigger jobs than this on a regular basis. I would ask someone on this forum that is in your area to help you with this job and use it as a learning experiance, sub it out to them and help out with the job.

Dont take this the wrong way , but with your experiance and equipment i would not do this without professional help. Also i hope you are well insured, there are alot of things on this type of job that can get you in trouble real quick.

Sorry to pop your bubble but..that job is way over your head and your equipment will not even begin to do the job.

My company washes 1500-1700 condo units per year and 500-600 homes. We have hot water chemical injected machines mounted in the vans and every conceivable attachment to make the job perfect and done fast.

My employees have been doing these kind of jobs for years and are experts in their field.

A 4 gpm cold water machine with an inexperienced operator won't do the job and you'll end up wasting time and money.

I'd suggest passing on the job until you get better equipment and more experience.

Like Nick said there are a million things that can go wrong and you should be aware that most insurance policies do not cover negligence or lack of experience.
