Fascia not coming clean. Please help!

I recently did a job, and I think it turned out really well. (Included pictures to show how bad it was.) However, the homeowner was not satisfied because the fascia did not come completely clean. (First two pictures.) I washed the entire house including facia and soffits with roof mix. That did not do the trick on the fascia though. I also tried about 8 ounces of EBC and a little bit of chlorine in A 2 gallon pump up sprayer. That did not phase it. I ordered some F 13, and I will try that when it comes in. Any other suggestions? Does it just need to be painted? The house was pretty bad before I washed it, as you can see in the pictures. I may end up just having to give the guy a partial refund which would suck.

You need to tell customers when you see houses this badly neglected that some stains can be permanent into the paint and might not come out so you cover your butt. Not all stains will come out all the time.

I have seen stains in paint where they painted over the mold and mildew and the mold and mildew came through the paint and ruined the paint job.

I have seen stains in stucco that were very bad that got into the stucco so they had to paint the stucco.

You need to tell them before you give them a price so you are not in this situation ever again.

I tell all my customers that houses here need to be washed every year or two because the mold, mildew and algae can get into the surface or paint and become permanent and then need repairs or painting to look great again.

Forgot to mention, the F13 might get it out, put it into a bucket (your mix) and then brush it in, and rinse it off. I have had a lot of things that were neglected so bad that even the F13 would not get it out.
 
Try F13 or Gutter Zap if it doesn't come clean it is too deep and will need paint.
 
Josh, Chris is dead on with his comment. I have seen the same thing many times and they leave the dreaded "zebra stripes". I let them know up front that they might not come 100% like when the gutters or drip edges were first installed due to not having them cleaned and maintained regularly and that the stains could be embeded in the aluminum finish.
 
Try Purple Power and just a little pressure. We run across this kind of stuff fairly often. What ever you use to clean gutters with will usually take care of stuff like this but not always. Many times it will need a little pressure. From the looks of the pics you should be able to put A LITTLE PRESSURE on it with out hurting anything. Be careful not to blow a shingle from the roof.
 
We use a degreaser, mix light and then strengthen to get the right mix. Spray it on and scrub. When they are that bad, we charge heavily extra for it. When there not bad, we tell the customer we will lighten them as best we can with our house wash mix, but they are not going to come out 100%, maybe not even 50%.

There is a certain customer that WILL pay good to have them removed. Make sure you set expectations first.

F 13 should do the trick. You could also try some liquid comet. Good thing its a single story.
 
This is a great thread. I come across this all the time as well with very neglected houses. Even after throwing all my arsenal at the stain it will still not come a 100% clean, but I explain to my customers prior that when a homes exterior is not maintained frequently mold will leave damage to the surface that we can not just "clean up" and may need to be repainted. I also have a line on my proposal that states " we do not guarantee to remove deep set in soils but generally lighten them to improve appearance" to cover my butt.

for the uninitiated what is F13 or what is in it? have had this problem myself and sold the customer on the line that the washing of the house had been left to long and the staining was ingrained into the paint. Basically place the onus on them for not maintaining the property often enough and takes the heat off me for not being able to remove said stain.

Try some Purple Power 15-20 second dwell. If you let it sit longer than that it won't work. Use it straight with your pump up and rinse off. See how that works. You can rub lightly but be careful about removing the paint
