Doing a driveway demo next week...

I was wondering, for the best results (with cold water), would it help if I wet the area down with a mix (10.5% SH, water & soap) and let it dwell for a few minutes before going over it with a surface cleaner? If so, what would be a good mix? Would 20% SH be enough?
 
It has some, but it's not gone black yet. This picture is a little over a year old, but it's not far from accurate. The whole neighborhood is very similar and I want to get a lot more of them. I'll be applying SH after the cleaning to ensure the tannins are removed.

You live in Lakeland Florida...Trust me,,, There is mold on the concrete. DS a mix of soap and SH. Surface clean, rinse and then DS a second coat of SH and soap and leave it to dry. The SH will also eat up any organic stains from that concrete under that big oak tree.
 
If you had a dedicated roof pump or air pump i would get the mix just as i would a roof mix and add a bit of caustic and watch it roll.The stronger the mix the less trouble you will have taking it all up.Those little black dots are a pain if you have to go back and wand several places.Good luck i hate washing cracked driveways the dirt will always find its way onto the freshly cleaned areas.
 
Downstream straight sh, surface clean respray with sh collect check roll down the road. I dont get why you would be doing a demo for a residential driveway,give them a price and move on,two trips to the same place is a profit killer.

The entire driveway and walkways are the demo and it's for a 200+ HOA. This guy has pull with the HOA and besides that, I get to leave my signs in his yard for a couple weeks in case others start to get "the fever".

That's what I was thinking except the part about leaving the second application to dry (SH sure, but soap?). Wouldn't the soap leave a film that if it rained shortly thereafter would become slippery?

I'm still saving my nickles for exactly that.

The soap in the mix leaves ZERO film and no, the concrete does not become slippery. We Do a zillion driveways and sidewalks a year this way.

One question - What's the added benefit to adding caustic to a moldy driveway?
 
It adds akalinity to the sh when in combination the synergy of the two compounds produce more heat and cleaning power.It really works well and takes that second step out alot of times if those molds spore spots are present.It also can be great if you dont have heat or your burner acts up.
 
Great advice guys, I have not had to do the adding of the SH to driveways that many times but do when I have to.

I wish I could make them as bright as the driveways are there in Florida, here they are brown, light brown and shades of gray, hardly ever white and never bright white except when new.

Larry, what is your preferred mix ratio for this particular application. What works best for you?
 
Darryl I see are you cleaning his drive and walkways for free or just a spot. Good luck on the project sounds like it will be a big one

You could call it free (won't get paid for this one), I call it marketing/advertising (or another cost of doing business), but there are a couple hundred homes that can only be reached by passing this driveway. The owner is also a previous board member of the HOA, so I'm hoping I can work out some sort of large contract or just get a lot of single jobs from my signs.

There's also the possibility of up-selling other cleaning services (which he will pay for).
 
Can you do 1/2 of it and then the other half next week or in 2 weeks so people can see the difference?

I think that people will really notice the driveway 1/2 clean where if it is clean, some people may not realize it was dirty or how dirty it was, just my opinion.

That would make a great before and after picture and also a 1/2 clean/dirty picture also.
 
Darryl I dont mean to sound negative but a demo is a small area to show your ability's not cleaning an entire driveway. Is the hoa asking for bids on the work or are you trying to sell them. If they are not taking bids its because they dont want it done or cant afford it. I have been in this business for a long time and seen it too many times. Never do a complete job for free hoping to get more work out of it 9.9 times out of 10 someones trying to take you for a ride.
