Did I over Bid?

Alright this one has been eating at me so I figure I will put it out and see what some of you concrete masters think. I turned in a bid of $7383.29 on this job and lost it by $5000.00 to a guy that even told the company that he was going to have to rent some equipment to do the job. Here are the specs:

55,645 sqft of concrete that I planned on cleaning using hot water and caustic in places. Lots of tire tracks and oil spots.

96,502 sqft of concrete that I planned on mainly just rinsing down, really wasn't dirty hardly at all, just had minor debris on it from a storm that had came through, no oil spots or nothing like that.

Had a large canopy that the underside was getting cleaned, canopy measured 60'x160'. Pretty dirty, trucks are in and out of it everyday.

Building on oneside of the canopy was 60'x81' metal building with around 20' walls
Building on the otherside of the canopy was 80'x75' metal building with around 20' walls

Warehouse and dispatch building 102'x187' roughly two thirds of this building was metal with tall walls the other third was brick.

The main office building was an octagon and it was 662lnft around the building. Mainly brick with lots of windows.

190' of covered walkway, cleaning the underside and the metal roof on it. Walkway was about 6' wide. Sidewalk under is included in the 55,645 sqft measurement.

A 3 walled area that housed a large generator. bid to clean the inside and out of the 3 walls and the concrete slab that everything was sitting on. 29'x21'

Large statue in front of the building about 18ft tall pretty intricate, had some bird nests up in it. For sure a couple ladder sets and some time to get all of the bird stuff off. I bid it for $125.00 since I know you would have to see it to price it.

The place is like nasty dirty or anything, just dirty, lots of bird $hit around. Would like most of it to be done during the week so that their trucks were out from under the canopy and out of the yard.

No problems with water or anything like that.

Well tell me what you think, did I just screw up and somehow way over bid this or did I just get screwed by a hack.

I would say he needed the job real bad.

But just because someone underbids a job does not always mean they are a hack. He may have made a mistake?

Early in my career as a power washer, I was doing a bid and I had forgot my calculator, they guy I was doing a bid for was in a hurry and I needed some adding assistance, I called someone and as I measured I had them totaling the different areas, I told them to add it all together and multiply x .10 cents and they gave me they figure of $460.00, I said "are you sure"? Thay did it again so since they were using a calculator I said they must have been right, I gave him the price and of course he jumped all over it.

It had been figured at 1 cent and not 10, so mine was a HUGE mistake.

Good luck next time.

That sounds like a lot of work for a couple grand. How long and how many guys did you figure it would take you to do the job?

When he starts that job he too will think he under bid the job. after the rental charges he will not have much left. "U win some U lose some"

Id do it for $150 with my Home Depot PW ! Hey, times are tough.:D:D:D

It sounds to me like you both underbid it. Be glad you did not get it.

I had planned on 5 days with two men, one working off of a portable machine and one working off of the trailer. Portable guy would be rinising off the not so dirty concrete. I was worried as I bid it that I was coming in a little cheap but the buildings were going to be a piece of cake. The guy who won it works for his dad at a Lumber yard that his dad owns. He is in his 40's, I believe kinda spoiled. I am thinking that unbeknownest to the lumber yard they are going to be paying for a machine rental, fuel for hot water and fuel for a machine. Its the only way I can figure he is going to make any money at all. Oh well I will gladly come finish off whatever he does that doesn't meet their standards.:D

I agree with Scott S. you both under bid!

If only 5 days of labor at say 10 hrs/day that is 100 man hours at $70.00 per hour each. I figure if you pay your guy $20/hr then you would gross over $6K... seems pretty high for a weeks work but not too far out of line on hourly rate. Kind of hard to tell without seeing it, but sounds as if it was as easy as you say, then your bid may be high.
Broken down into piece rate by square foot then it seems low, but not bad for a rinse job.

I think you bid was fair....just figuring the concrete and not the buildings your bid was fair to me....of course you can always give some.
I believe your comp has step off into something he will prob not be able to handle.
Having to rent equipment he will prob be trying to clean everything with a wand.

You could end up getting the job anyway when he is working on his second week and still has not finished and quits cause he is now in the hole due to equipment rental. (unless like you say his Dad's business is eating it).

Time to move to the next job... Good luck!!!

I thought it was an ok price when I saw the first sq. ft. #. Then I saw the rest of it!

You'll have one less competitior after he does that job. ;)

I seriously think this guy will bo in the hole on this job.......even using no chems he will have a hard time making any money.....and he will prob be trying to do it by himself.

I went and bid an appartment complex a week ago....turned in the bid....took me 2.5 hrs to measure the concrete around 9 units.....
They got 3-5 bids.....I called to follow up...they have decided to hold off for now....WTF...they waisted alot of peoples time doing that crap!!
