Coil Cleaning Basic Info

This video is a nasty Vitamin factory. My wife likes the smell and tells me I smell like a bakery everytime I come home from there. I bet if she had to stick her nose in these units for a few hours she wouldn't like it so much.

This company has 7 package rooftop units and 2 splits on one roof and 2+2 on the other roof for a total of 13 rooftop condensers, 9 rooftop evaporators and 4 evaporators in the ceiling.

The ceiling air handlers were easy in this case beause they were in a standup attic.

I did this job entirely by myself. I didn't video the attic coils because it was dark. They took me 1 hr each building for a total of 2 hrs.

The rooftop package units took 3 1/2 hrs. I took them all apart first, (this is why it is better to do these in the spring and fall when you can shut them off)then systematically went through them one at a time cleaning condensers as I went. When done, I just zipped them back up.

We did have to use chemicals in this case.

These are 3 year customers and I do this for them annually for $150.00 each (bargain) so I billed $1950 for this job. Drive time was 30 minutes total.

$325/hr alone.

Last year I did this with two helpers and we finished the entire job in less than 4 hrs. But we weren't using the right PW equipment. Instead we were using heavy chems battery sprayers along with a 2gpm portable with TOO MUCH PRESSURE! So it was much more difficult to control water leakage.

Most evaporators won't be this dirty and will take a lot less time to clean. I would normally charge $30 (condenser) + $75 (evap) for a rooftop like this and be done a lot quicker. (No HVAC company will touch those prices)
