Wondering what you guys think I should use to clean these stains off concrete finish? Also, what is the best for getting moss off parking lot. 12%?

Safe-restore should work for that building if I am not mistaken however you would probably be served best if others chimed in here. If pressure will not take off the stains on the building then you will definatly need some sort of chemical designed for that.

As for the moss is that a concrete parking lot or asphalt? If asphalt I would be careful with chemicals as well as heat on it. If it is concrete just melt it off and coat it with 12% after your done to prevent regrowth in the near future
 
Scrape and shovel up the moss then wash with your cleaner. A good concrete cleaner should do the trick, you can use 12% with it for mildew if you like but it may not be necessary.
 
Uh yah that'll work...I get them like that sometimes. I usually tell them they should really do it right and the cost isn't usually that much more.

But if they are insistant I make sure they understand what they are getting for what they are paying (then I do a little more because I hate half done work). I will wash to a good divider like a seam and leave it at that, that is the best way to 'blend'.

I haven't had a job like that in a few years where they wanted to cut back like that, usually they buckle and do it right.

I agree with Paul, its like paint repair on a car, you have to do at least a panel or divider for it to look descent.
 
Just ran into the same thing. A PM has 9, 2 story condos and he just want me to go around and touch them up, do a spot here, touch this up, when really the whole building needs done. I gave him a quote to do a 1/2 job andanother to do the entire project.

The thing about it is that all the touching up areas are the hardest areas to do and it just leaves the easy stuff to do.

We'll see, waiting to hear back from him.
