Cedar Shake Roofs

HI i would like to get a thread going about cedar shake Roofs i don't see much information on here about them there is a big market in my area for them. Ive bid a few but have not been able to land any of them. Ive seen some people advertise prices as low as $300-$400 per roof. but Ive seen other people on this and other boards say to charge $3000- $4000 min. i see alot of people include replacement of up to half a bundle of shakes with the roof cleaning. In my area a bundle of medium shakes is $155 so you cost would be way to much to charge $300-$400.. so i would like if there is anyone do much of this kinda of work would share what the average price in there area is, I know mine will be different i just want some kind of Ball Park. and some standard Procedures.. Do you always clean and brighten and do you use some kind of Wood Stain or preservative or just some kind of quick Algaecide ? Hope someone can help share some incite on this subject Thanks for your time

We've just finished the first 8 of 32 cedar shake roofs we're contracted for. We started the bid at a square foot rate and it seemed exhorbitant so we figured materials, other costs (repairs/replacement of shakes), etc then added a flat amount to cover our labor for stripping & staining each roof. If you would like to pm me, I can give you figures. Our project is the mansard style roof so it's more a side than a roof but it's still cedar shakes. This project is being done with Wood Defender fence stain - parafin based, penetrating, non film forming, easy application. HOA has been very very pleased with the results:)

We bid it like it was a flat deck with no rails (no discount for volume). If we need to break out the "chicken ladder" we add about 20 %. Probably not enough, but when you do add up the square footage on these jobs it is usually a pretty big job. We don't get a bunch of these but when we do they pay well (as they should for the added risk).
 
I've done quite a few shake roofs and also the Mansford style that Celeste mentioned buy the are a real PITA. I reccomend charging a really good rate for them if your going to do it. I'd also recommend a lift, they can be really dangerous to work on too.

hey thanks for all the replys i am on the same thought path as the rest of you in that this should be a well paid job but i see several ads in my area for $200-$300 shake roof cleaning maybe someone can shed some light on how there doing this for so cheap and still turning a profit. i gota find a way to be competitive and still make money..

Hmmmm - they seem to be just cleaning, no stripping of previous product or sealing. I know we just paid $150 for 2 bundles of shakes and you get ALOT. Maybe it's like regular roof washing to them?

Wow! That's crazy! I'm not sure how these guys are doing it but if I were you, I'd check the quality of their work. If they are good at it, sub out your shake roof jobs to them. Their aint no way in hell I'd do what they are talking about for double those prices..
