How does everyone deal with the weaker cement on the 2nd and 3rd levels of apartment breezeways? Ive noticed on the few complexes weve cleaned that it is easily scarred by the surface cleaner.

I also havent done too much in the way of getting the stains out of the concrete. Im honestly worried about what I can put down with residents in and out.

Thanks for the help guys. Ive got bids to turn in on 2 large complexes. I know one for sure will want a demo and id like to leave them looking immaculate.

Did you find a solution to removing the stains?

---Anyone know what type of crete is used on these apartment breezeways and is this a failing sealer? Not much improvement with a surface cleaner.

Not many companies seal breezeways, looks like a stain to me also.

There are several issues you're dealing with here. First off, like Chris mentioned, these apts. let their stuff get trashed before they ever clean it. Second, These places are built in such a rush, I don't think the upper breezes ways are ever sealed, or even finished all that well. Finally, you've got a host of different stains....some oils based, some more organic. We've had best results with degreasers, hot water, AND finally a heavy dose of Bleach.
 
Ray got you a great tip. Other than the oil stains, the majority of the stains are from spits (saliva acids). Make sure the water doesn't sits too long on the surface (floors) once you wash it. It can get into walls and ceilings really quick. You can vacuum it or just squeegee it. Make sure you cover your azz before you start washing. Go out and make some $$$
