my question is how do i respond to this as to not burn bridges . . . I would like to know why i didn't get the job and how much the winning bid was for . . . Is this something they will tell me and how do i ask lol ???

I'd call or email him and thank him for considering your company and ask to please call you and consider you for future bidding on any other projects. I would also ask straight out if you could know what the winning bid was so you can know what the competition is charging. Ask who won the bid also, then you may know what your competition is charging.

Be professional, it could be only dollars off or hundreds or a lot more. Like I said it could be a friend or someone who has done work for them in the past, its just biz, but good biz might get you more oppurtunity to bid & win other projects from this PM. I would send this guy something every 2 or 3 months asking for work
 
Also, send him something with your company name/phone number/website that he can keep on his desk. Coffee cup, magnets, calender, maybe a pencil/pen holder along with a nice letter... LIke you said before, he has alot of other complexes and if this guy they picked doesnt do a great job, you would be first in line to bid again.
 
Scrappy, tell him that you want to grow your company, and that you would like to know what you can do in the future to secure teh future success f your company,.
 
DJ- Reply to his email and tell him thanks for the opportunity to bid on that project. Then straight out ask him what the winning contractor had bid..I do all the time. If they dont tell you ask them if it was based soley on price or where there other factors. Let him know that you want to earn his business and you don't want to waste his nor your time if your bids are going to be out of line. Be upfront and honest. It works for us.

If I lose a bid, I will ask every questions as to why we were not chosen. I think it shows them that we really want their business. It also creates a relationship.
 
Don't ever let him forget your name, the idea with the cups and magnets is perfect. If he has something in his office with your name on it that he will see often, you will have a better chance of getting a call in the future.


True dont let him forget your name. I had Dave Vicars call me and he went into a PM's office and he saw my biz cards in their mail slots. I go into offices and see my coffee cups often. This guy seems like he has other complexes was nice enough to email you, how could be future work for you
 
Well guys i figured i would give Brain a ring this morning and they said he no longer works there!!!!! So i have lost my contact with this property management company i didn't know what to say so i was like oh okay well thank you and hung up . . . . How do i get back in and another question is i see a million condos and apartements in that area how do i get in contact with them? Cold Call or just walk in ?:

There's a million ways. Do INTERNET search for the apartment complexes, quite often they will show who manages them, the company. Then you find the company and search their website. Cold call, unsolicited bids,...............

Condos find out who the PM company is, INTERNET search, look at bulletin board, signs, or elevators on property, ask a resident or 2 if they know who the PM Company and or PM is, or the HOA board prez

YOU HAVE TO TRACK & HUNT DOWN AND ATTACK every way possible to get the info you need, YOU HAVE TO DO A LOT of LEG/INTERNET WORK. once you have some company names and PM names it when you CALL, WRITE, FAX and don't stop, you have to think of this in the total picture, you are just one vendor that asks them for work, so you have to get your name in front of the often, more than the other guy

I try to tell you all I'm the CONDO KING, well the King does a lot of crap work tracking down PM's a lot of hours, days, weeks and more of tracking and targeting, I have targeted PM and never got a call and I have targeted some for over 2-3 years and finally got a call and a Job and then I have hit the jackpot and with one letter I landed an in with PM's and got great projects. IT'S WORK, TO GET THE WORK
 
1972 Clean Water Act

Just because you are not in an area that strictly enforces wash water control, does NOT mean you are exempt. The whole country is under the 1972 Clean Water Act. I have heard of contractors who think they can just let their wash water run into a storm drain that leads to a stream still getting fined. Most areas do not have great enforcement, but other contractors, and home/business owners keep an eye out and they are typically the ones who turn others in. Not trying to scare anyone or sell anything, just cautioning. Just the other day I read of someone who had an enforcer roll up on them in an area where they never had seen one before. Work as if someone is always watching! They are.
