Contractor Requirements: The Contractor is to safely remove all biological growth i.e. algae, lichen, fungus, phosphorescence, metal stains, dirt or clay stains as well as industrial and environmental pollutants. This shall be accomplished by applying safe approved chemistry to surfaces with approved applicators using a process not to exceed 50 PSI. Rinse the same surface with water using approved applicator providing no more than 250 PSI at anytime on any point. This system must be a soft-wash system. The contractor shall not use any hose that exceeds a maximum rating of 600 psi. Chemicals must not be offensive to the senses and safe for the environment. Note: no acidic chemistry will be approved. Sound levels must not be obtrusive. At all times care be taken to protect pedestrians/students from harm and inconvenience. Starting and stopping times for work shall be at the clients discretion (note: night & weekend work will be required). The main priority being the safety of pedestrians and staff. The end result will be a clean streak free surface leaving no residue of biological growth, pollutants and or chemicals. All windows, doors, metal panels and electrical devices, shall remain unchanged and undamaged. The Contractor shall dispose of all residues and other work- related refuse from the jobsite at his expense following all local rules, codes and regulations.

We don't bid jobs where someone in an office somewhere comes up with requirements like this. I'm glad to walk away from these type jobs, they are almost never as profitable as they seem. It's enough of a challange soliciting and bidding work without these obstacles, I don't need the headache.

There is a company called RENU systems that has been cleaning buildings with roller pumps and their special chemical mixed with SH. Some sort of activator. I inquired about a franchise because I wanted the University's business.
They told me if I had a franchise the company would still hold the contract and I could not compete.
I'm not advertising for them but if I'm going to share I must mention them. There is a way. I have not found the right chemical

They use bleach with d-limolene mixed in. I know a guy who bought into their shi* guess who he use to call to get stuff clean. Don't get me wrong it works for some stuff but not real stains.

You can't use a hose rated higher than 600 psi? That is the stupidest thing I have ever heard. The only reason to spec that is to guarantee that one contractor gets the job...probably the same one that wrote the specs for them.

I'm not buying the spiel. softwashing is all it is. and I agree with Greg softwashing will not clean everything. at some point pressure will be needed.
