After Service Reports

A small fire in a refrigerator at a place we service got me thinking. We don't always remember to get a manager to sign off on our copy of the after service report. How do you handle getting sigs from management/owners. We know how we should do it - how do you do it - when say you have keys or the asst. won't sign, etc.
 
We allways get a signature,if they are a corprate and we have keys ect(Wendy's comes to mind.) We spell it out in the service contract. If they do not want to sign we get the name of who ever it is and write in block letters REFUSED TO SIGN on the acceptance line ( this has happened only one time)
 
What happen when no one is around?-second job?-We just leave a condition/Exit report unsigned.
